Lately in our market we’ve seen new inventory growth slow, homes sitting longer have added to the overall inventory numbers but many are the overpriced listings we see sitting for 6+ months, expiring, then re-listing.

Priced correctly for the current market, homes can still move within 2 months. If your home has been sitting for 4+ months, it’s simply a pricing issue, it’s always a pricing issue. 🤷‍♂️

March Market Statistics for Sarasota/Manatee 👇

✅Inventory up but homes still move if priced correctly.

✅All about the price- high inventory, rates staying higher, buyer's are looking only at homes priced correctly. We're averaging 1,500 homes a week dropping prices. In a price discovery market, you have to keep moving to find the sweet spot to attract buyers.

✅If the home is sitting more than 4 weeks without showings, you need a price adjustment.

✅Buyer's want updated homes, homes that aren't fully updated need to be reflected in the price to sell, it needs to be lower than you believe- make it stand out, make it look like a good deal, don't overthink it, price it correctly to sell.
