Another happy homeowner, and another great closing!

A couple of months ago, I received a call from a buyer who was ready to find a new place to call home.

We started with a simple Zoom consultation to talk about what he was looking for, which areas he liked, and what type of home would best fit his lifestyle.

Over the next couple of weeks, we toured homes, compared different options, and talked through the pros and cons of each one.

Eventually, we found the right fit! A beautiful, newer, well-maintained villa in Venice, Florida.

And today, we CLOSED! 🔑

One of my favorite parts of being a Realtor is helping people work through the process of finding the right home. It's not always about finding a house quickly. It's about taking the time to explore the options, answer questions, and make sure my clients feel confident in their decisions.

📍 WHAT DOES THIS MEAN FOR BUYERS & SELLERS?

🏡 BUYERS: More homes are coming onto the market, and certain segments, especially condos and townhomes, are offering more choices and potentially more room to negotiate.

💰 SELLERS: Homes are still selling, but pricing your property correctly is more important than ever. Buyers have options, and overpriced homes can easily get overlooked.

📊 THE BIG PICTURE: Single-family homes under $1 million continue to have relatively tight inventory, while higher-priced condos and townhomes are experiencing a much more buyer-friendly market.

My Take: There isn't just ONE real estate market in Sarasota and Manatee Counties. Every neighborhood, property type, and price range tells a different story.

🏡 I’m excited to share something that means a lot to me.

I recently completed the training and exam to become a Certified Seniors Professional (CSP).

But for me, this isn’t just another designation to put after my name.

Over the years, I’ve realized that selling a home later in life can be very different from a typical real estate transaction.

Maybe you’ve lived in your home for 20, 30, or even 40 years. It’s where you raised your family, celebrated holidays, made memories, and accumulated a lifetime of belongings.

Then one day, maintaining that home may start to feel like too much.

Where do you go? What do you keep? What do you do with everything? How do you even begin?

That’s exactly why I wanted this additional training.

My goal is to help seniors and their families navigate the entire process of selling, downsizing, and transitioning into a home or living situation that better fits the next chapter of their lives.

And sometimes the first step isn’t putting a house on the market. Sometimes it’s simply sitting down, talking through the options, and figuring out what makes the most sense.

The big number is closed sales, up 30% from last week! 🔑📈 Pending sales also increased slightly, while overall inventory remained almost unchanged.

The market continues to vary significantly depending on what you're shopping for. Single-family homes under $1 million are sitting around 4 months of inventory, while condos, villas and townhomes have more inventory and generally give buyers more choices and negotiating room.

One thing is clear: this is a market where buyers and sellers need to pay attention to the specific price range and property type, not just the headlines.
