For all the folks nominating us to SuperLawyers, 40 under 40, Avvo's top lawyers, or similar awards, thank you all. We are deeply humbled, but don't feel bad if we don't turn up on the cover of their magazines. Unfortunately, these award programs are almost all pay-to-play marketing schemes.

If you had a good experience with us, we'd love a good review. Nothing warms our hearts more than seeing a kind word on Facebook or Google, and it produces real results; we get lots of calls from people who find us there.

Today's Public Service Announcement is a shout-out to the landlord investors: Nested LLC's for your properties are a waste of time and money. Get a good insurance policy, a good property lawyer, and vet your tenants to make sure they aren't super litigious.

Today's public service announcement: Don't put acceleration clauses in your offer contracts, just make higher offers.

You can beat 'em up in inspections later or walk away if there's an issue. Acceleration clauses give your buyers the notion that they'll pay less. Everyone hates a markup, and everyone loves a discount.

Higher initial price points are always more attractive to sellers, so you're way more likely to get a property under contract if you shoot high and negotiate down after you're signed.

I came across a couple mistakes in a deal I reviewed today, and the drafting party apologized and fixed it immediately. We don't expect perfection from ourselves or our business partners, but when it comes to light we take pride in doing the right thing every single time.
