Today a lady and her husband came in wanting me to review a "business contract." This sixty-something well dressed lady had been contacted by Karoline Leavitt (Trump's press secretary) regarding the recovery by Elon Musk's DOGE of certain funds from overseas wrongdoers. She was entitled to restitution in the amount of $49,000.000! All she needed to do was sign a contract and provide bank information and a crypto wallet would be transferred to her. Oh- for two payments of $5000 for processing.
I told her it was the old African Prince scam and that she was not going to get $50mm and to run away from it. The husband said that's what he told her.
The scary thing is that even though she said she understood I'm not positive she won't do it anyway.

“A new scam is out there in which fraudsters are impersonating existing title agencies by setting up a domain name, a website, and a bank account under names very similar to legitimate title agencies. They identify a property, impersonate the owner, and contact a real estate broker or agent to list the property for sale. A buyer is identified, and somehow the appearance of a legitimate closing takes place — enough to get the buyer to send money, in the form of a significant earnest money deposit, to the fake title agency acting as the escrow agent. At that point, the damage is done. I have been told that the fake title agency has even produced fake title commitments in order to continue the appearance of legitimacy. It is the Realtors who are being duped in this situation, so you should make sure your realtor partners are aware of this scam! I am trying to learn more about the prevalence of this fraud and how to combat it, so if you have heard of any instances, please pass them along.”

The firm represented a female contractor (not local) in a dispute with a business over payment of her bill. The business owner (a man) felt he could intimidate my client and bully her into foregoing the final payment due. When she refused, he sued her and alleged hundreds of thousands of dollars in lost revenue. The case went to trial in December. We just received the judge's judgment, and she ruled in favor of our client on her claim for the unpaid invoice and against the owner on ALL his claims. A very satisfying result for the client and for the firm!

For those of you involved with leasing, be aware that a bill signed into law by DeSantis on June 27th has done away with the requirement for two witnesses for a lease in excess of a year. Now no witnesses are required for any lease, regardless of the duration.
