Here's the takeaway from this month's numbers. If you're buying single-family, the ground shifted: 4.1 months of supply in both counties, prices up in both, and homes going faster. Be ready to move on the right one. If you're open to a condo or townhome, you've got real leverage right now, more supply, prices actually down, and sellers who are more negotiable. If you're selling a single-family home, this is your window, price it right and the data says it moves. If you're selling a condo, it's a different game, more competition and softer pricing. This is truly not one market. Single-family and condos went opposite directions the same month, in both counties. That's why local matters.

Here's what it tells us: Sarasota now has 2 venture-backed cybersecurity companies. In a town this size, that's not a coincidence, that's a cluster forming. One company hits, the talent spreads out, and people start their next thing down the street instead of moving to Austin.

Our hospitals are racking up national recognition, and it matters more than people give it credit for. Sarasota Memorial Health Care System was honored by the American Heart Association across the board, covering both the Sarasota and Venice campuses, including Get With The Guidelines Stroke Gold Plus, the AHA's highest stroke-care award. Lakewood Ranch Medical Center picked up 3 AHA awards of its own. This isn't a plaque somebody mailed in. It means that when minutes matter, these hospitals are hitting the marks that save lives. Why put hospitals in a real estate podcast? For buyers relocating here, especially over 55, healthcare comes up almost every time. It's right up there with the beaches and the taxes.

The numbers on who's moving here are eye-opening. Sarasota County hit 479,958 residents in 2025, up 10.6% since 2020, but North Port is the one that jumps off the page: 96,551 residents, up 28.7% in 5 years. The reasons have shifted too. It used to be people waited until retirement. Remote work changed that, so now we're getting younger families, professionals, and business owners, with New York buyers among the top out-of-market searchers. The honest version: Florida's migration boom has cooled from its pandemic peak, and affordability, insurance, and traffic are real pressures. So growth is still happening, it's just more measured now.

A Bradenton institution just found a new home. Cottonmouth southern soul kitchen has moved after more than 11 years in that little cottage in the Village of the Arts. The new spot is a partnership with Flamingo Bay Brewing Co, and here's why it's a win: Cottonmouth keeps the Southern food and the live music, Flamingo Bay brings the craft beer and a big outdoor beer garden. A bigger venue means bigger acts, and they'll keep showcasing Village of the Arts artists at the new location. Two local businesses teaming up for great food, great beer, live music, and local artists. That's legit.

It's officially happening! The Cortez Bridge replacement starts construction in early September. The current drawbridge was built in 1956, so this has been a long time coming. The new one is a 65-foot fixed span, about 9/10's of a mile long, with 10-foot shoulders and wider sidewalks. No more waiting on bridge openings for boats. It's a $130 million project over roughly 4 years, and the current bridge stays open during most of it. Long term, this changes Anna Maria Island and Bradenton Beach access permanently. For anyone who owns in Cortez, Bradenton Beach, or on the island, that's a real quality-of-life upgrade, and it supports values out there.

Big one for Florida homeowners and Governor Ron DeSantis . It passed the Legislature on June 2nd and is now Amendment 3 on your November 3rd ballot. It needs 60% to pass. What it would do: Raise the homestead exemption from $50,000 to $150,000 in 2027, then $250,000 in 2028, wiping out non-school property taxes for roughly 60% of Florida's homesteaded owners. Let me be clear, because there's a lot of bad info out there: nothing has changed yet, and no tax bill changes unless voters approve it in November. Here's the part to hear if you're moving to Florida: Establish residency on or after January 1st, 2027 and you'll have to wait up to 5 years for the bigger exemption. So the date that matters is December 31st, 2026.

Here's one I did not see coming: A private club built around cars is headed to downtown Sarasota. It's the Sarasota Motor Club, and founder Scott Stevenson wants a members-only social club for collector cars. Climate-controlled storage for close to 100 vehicles displayed gallery-style, plus a restaurant, a lounge, a private dining room, and wine storage. Picture dinner while you look out over rows of Porsches and Corvettes. It's not inexpensive: about 250 members, a $20,000 initiation fee, $500 a month, and another $595 a month per car. Here's the Value Play: When somebody bets on a club like this, they're betting on a certain kind of buyer being here in real numbers. That's the same buyer driving our luxury market.

Land is being cleared right now in North Port for Star Farms Village, and no, this isn't the Star Farms in Lakewood Ranch. Same developer, Forestar, different project. It's 2,086 acres, more than 3 square miles, roughly 3,000 homes at full build, with a golf course, commercial, and a 20-acre public park. The kicker: The developer pays for the infrastructure, and it's flanked by permanent preserves on both sides. North Port grew almost 30% in 5 years. That's not a trickle, that's a wave. When I see a community like this go in, I don't just see 3,000 rooftops, I see the next decade of North Port.
