362 new apartments just broke ground in West Bradenton. 🏗️

The Fields at SeaFlower is going up inside SeaFlower, a nearly 1,200-acre master-planned community west of 75th Street West and south of Cortez Road. It will offer one-, two- and three-bedroom apartments, with pre-leasing expected to start in summer 2027.

The amenity list is built to compete: a clubhouse with a fitness center and yoga room, a pool, an outdoor kitchen, pickleball courts, a dog park and even trailer parking for jet skis.

What it means if you own a rental in West Bradenton or nearby:

Florida home insurance rates are coming down, and regulators say more cuts are on the way. 📉

In late September, the Florida Office of Insurance Regulation approved rate cuts from 3.2% to 10.4% for more than 62,000 policies across four insurers, taking effect at renewal. The insurance commissioner said he expects more aggressive cuts going into 2027, with pending requests ranging from 0.3% to 19.7%.

Florida was the only state with a homeowners rate decrease in 2025, down 0.92% versus a 5.5% average increase nationally.
Citizens is down to about 255,000 policies, from roughly 1.4 million in September 2023.
Citizens’ CEO says anyone facing a substantial renewal increase should shop for coverage.

If you own a rental:

Check when your policy renews and compare quotes before it does.
Make sure you’re quoting the right coverage. Rentals usually need a landlord policy, not a standard homeowners policy.
Lower premiums can improve your returns without raising rent.

Rates for individual policies vary, so talk to a licensed insurance agent about your property.

Hurricane Isaias stayed far to our north, but its storm surge still reached the Suncoast. 🌊

On Friday, waves and wind pushed by Isaias flooded part of Manasota Key Road in Englewood. Sarasota County closed it from the Charlotte County line to north of Blind Pass Beach Park, limited to local traffic only, with no reopening timetable yet.

It’s the narrowest part of the key, and the same stretch that broke two years ago during Helene and Milton.

Inland, the Manatee River near Myakka Head crested at 11.7 feet and was expected to drop below flood stage late Friday night.

If you own a rental near the coast or a river, a quick post-storm check:

Walk the property and look for water stains, wet flooring or damp drywall.
Check gutters, downspouts and drains for debris.
Take dated photos, even if everything looks fine.
Check in with your tenants and ask if they noticed leaks or standing water.

Small issues caught early are usually much cheaper to fix.
