😳 Mortgage brokers when we saw rates this week: “SHOW ME THE LOWER RATES!” 😂

Yes, rates moved up. Yes, we’re watching them closely. But higher rates don’t automatically mean there are not good opportunities out there.

A buyer’s market can mean less competition, more negotiating power, seller credits, price reductions, and opportunities for rate buydowns that weren’t nearly as easy to get when everyone was fighting over the same house.

Don’t let one week of interest rates make the entire decision for you. Sometimes the deal you negotiate today can outweigh waiting around for the “perfect” rate.

With interest rates moving up and lending guidelines tightening, a buyer who was approved a few weeks ago may not qualify for the same purchase price today.

Before spending the weekend showing homes or writing an offer, check in with the lender and make sure your buyer’s approval is still solid.

Don’t be afraid to ask:

✅ Has their payment been updated using today’s rate?
✅ Has the file been run through Automated Underwriting (AUS), and do they have an automated approval?

Rates change. Guidelines change. Buyer qualifications can change.

A quick check-in now can help avoid surprises when it’s time to write the offer. 🏡
