Are Destin condo prices falling—or rising? This July 2026 Destin condo market update breaks down the latest sales, prices, inventory and cash-buyer activity for condos and townhouses in Destin, Florida.

In July 2026, 42 Destin condos and townhouses closed, compared with 44 sales last July. Cash buyers completed 26 of those purchases, representing nearly 62% of the market.

The median sale price declined 5.4% to $485,000, while the average sale price climbed more than 20% to $760,284. How can prices appear to rise and fall simultaneously? Destin has everything from older, smaller condos to multimillion-dollar beachfront properties, so a few luxury sales can significantly influence the average.

Destin, Florida Is Getting National Attention Again

Destin, Florida is back in the national spotlight—and anyone who lives here understands why.

Southern Living recently featured Destin as an underrated Gulf Coast beach town with gorgeous turquoise water and white-quartz sand. The article also highlighted many of the things that make Destin special: HarborWalk Village, deep-sea fishing, waterfront restaurants, beachfront condos and Henderson Beach State Park.

But Destin is more than a vacation destination. It is also a community where people buy primary homes, second homes, vacation condos and investment properties.

⚠️ Pinnacle Port Owners Face a $23.8 Million Special Assessment Vote

There is a major vote coming this Saturday, August 29, at Pinnacle Port in Panama City Beach, and it could have a significant impact on owners — and potentially on condo values within the complex.

Owners are being asked to approve a $23,788,740 special assessment to fund major structural and building improvements, including exterior restoration, plumbing system upgrades, re-roofing of the mid-rise buildings, trash chute replacement and other work tied to Florida's milestone inspection and reserve requirements.

And these are not small numbers for individual owners.

Tower — A Building
1-bedroom: $51,529
2-bedroom: $57,414
3-bedroom: $70,008

Mid-Rise Buildings
1-bedroom: $41,859
2-bedroom: $58,431
3-bedroom: $71,931

If approved, owners would have a payment option with 30% due October 1, while the remaining 70% could be financed over seven years at 6.75% interest.

But here's where this gets interesting.

According to the information provided to owners, if the assessment is voted down, the required work doesn't simply go away. The Board has indicated it would instead pursue a budget amendment using lump-sum quarterly assessments — potentially reaching as high as $39,237 in a single quarter for some Tower 3-bedroom owners — with no long-term payment plan.

Another important detail: approval reportedly requires a majority of ALL owners, not simply a majority of those who participate in the vote. That means an owner who doesn't vote effectively has the same impact as a "no" vote.

From a real estate standpoint, this is something I'm going to be watching closely.

When condo owners suddenly face assessments ranging from roughly $42,000 to $72,000, it can affect selling decisions, buyer demand, negotiations and ultimately pricing. Some owners may decide to sell rather than take on the additional expense, while buyers may expect the assessment to be reflected in the purchase price.

And Pinnacle Port is certainly not alone.

Florida's newer structural inspection and reserve requirements are forcing many older beachfront condominium communities to confront decades of deferred maintenance and reserve funding.

For anyone considering purchasing an older Gulf-front condo, the monthly HOA fee is no longer enough information. You need to understand the milestone inspection, SIRS report, reserves, planned repairs, association debt and any pending special assessments before you buy.

I'll be watching Saturday's Pinnacle Port vote closely. A nearly $24 million assessment is something both owners and future buyers need to understand.
