Hurricane Isaias left its mark on 30A and Destin this week, and I took a firsthand look at the aftermath.

In this week’s market update, I cover:
- Dune erosion and damaged beach access boardwalks along 30A
- Power restoration across Miramar Beach and North Santa Rosa Beach
- How the storm’s path affected Destin
- A heads-up for visitors arriving during the recovery

Even with the disruption, the market kept moving. This week brought 11 new listings, 7 pending properties, 9 closed transactions, and 10 price changes. If you own, buy, sell, or vacation on the Emerald Coast, this one is worth a watch.

Sold in just 13 days after re-listing with the Joiner Group 👏

342 Beach Bike Way had a story worth telling.

The sellers came to us after a previous listing hadn't led to a sale. This immaculate second home in Seacrest Beach wasn't the typical vacation rental investment most buyers expect in this neighborhood, and that gap needed a real strategy, not just a re-list.

Here's what we did:
→ Perfected the pricing strategy
→ Brought in two of the market's top rental managers for an in-person tour and accurate income projection
→ Used virtual staging to show buyers exactly what two spaces could become
→ Put a full walkthrough video on YouTube to maximize reach and show buyers every detail

The result: sold in 13 days, at the highest sale price in Seacrest Beach this summer, to a rental investor who needed exactly the strategy we built.

Every home gets a plan built for what it actually is. Swipe to see how this one came together.

46% faster than the market average. Highest price per square foot since 2023.

4821 Ocean Boulevard sold in 108 days with a neighborhood average of 200. It closed at $739.09/sqft, the highest non-gulf-front number in this neighborhood since 2023.

Part of that came down to strategy: every listing gets a fully produced video walkthrough before it ever hits the market, so buyers are touring the home before they've even booked a flight to Destin.

That's what the right pricing, timing, and reach can do for a listing.
