Under the Costa-Hawkins Act, rent control doesn’t apply to single-family homes, condos, or newly built units (post-1995). That means landlords of these properties can set their own rents without restrictions.
California’s statewide rent cap (AB 1482) limits rent increases to 5% plus inflation (max 10%), but not all properties qualify. Exemptions include:

✔️ Newer buildings (less than 15 years old)
✔️ Owner-occupied duplexes
