You want to use an FHA loan, live in the home, then keep it as a rental and buy your next place.. without breaking the rules.
BUT you’ve heard, “You can’t do that.” Plus…lender jargon.

Hi, it’s Vrishali: I help clients map this out so the first home becomes an asset, not an anchor.
The plan is simple (+ legal):
1️⃣ Live there first: Move in within 60 days and plan to occupy for ~12 months.
2️⃣ Then convert to a rental: Switch to landlord insurance and confirm HOA/lease rules.
3️⃣ Buy the next home: You generally have one FHA loan at a time.
• Keep Home #1? Use a conventional loan for the new primary (or refi the first to conventional).
• A second FHA is rare- usually only for job relocation beyond a reasonable commute, major household-size change, or vacating a jointly-owned home.
Qualifying boost: With a signed lease + deposit, lenders often count ~75% of that rent toward your income. DTI/reserves vary by lender.

Home #1 = income. Home #2 = your next chapter.
