Relocating to North Texas? You're really choosing between two lifestyles: suburb or acreage. 👇

Start with your employer, not the map. Then ask:

1️⃣ What is your commute corridor?
2️⃣ What is your price ceiling?
3️⃣ Walkable town center, or room for a shop and horses?

Here's how the options stack up:

🏙️ Plano, Frisco, Allen, McKinney: corporate-corridor commutes and master-planned communities
🏗️ Prosper, Celina, Aubrey, Little Elm: newer construction and more space per dollar
🎓 Denton: two universities, a lively square, and a growing job base
🌾 Sanger, Krum, Pilot Point: small-town living and larger lots, 20 to 40 minutes from Denton and Alliance
🐄 Cooke, Wise, Montague, Jack, and Grayson Counties: true farm and ranch land with the most privacy

Here's the corridor most relocation guides overlook: I-35 north of Denton. Buyers get newer homes and larger lots at prices below Frisco or Prosper.

Shopping for land or acreage in Denton County? Your loan works differently than a standard mortgage. 🏡

Raw land loans often need 20% to 30% down. Construction loans need builder approval and a detailed budget. Some rural properties may qualify for USDA financing.

That's why pre-approval matters before you tour. It tells you which loan fits the property you want, and it shows sellers you're ready to close.

Gather these before you call a lender:

Shopping for acreage in Denton County? Here's what surprises most buyers. 🌾

The 2026 conforming loan limit is $832,750. Anything above that on a one-unit property is a jumbo loan — and out here, land value plus a home plus outbuildings adds up faster than people expect. A $1 million ranch with 15% down already needs jumbo financing.

No Texas county has a high-cost designation this year, so the same rule applies across Denton, Cooke, Wise, Montague, Jack, and Grayson Counties. 📊

Now here's the part that confuses folks 👇

🌾 RAW LAND → usually needs a land loan. Shorter terms, bigger down payment. Lenders look hard at access, utilities, and intended use.

🏡 HOME + ACREAGE → usually qualifies for standard mortgage financing, often jumbo. Appraisers value the residence, outbuildings, and land together.

🔨 CUSTOM BUILD → starts as construction financing, converts to permanent at completion. High-value builds frequently land in jumbo territory once finished.
