Everyone’s waiting on “the perfect rate” like it’s a new iPhone release.(Please, let’s not do that.)

The truth is, some people will save money by waiting, and some people will quietly pay more in the long run because prices, taxes, or insurance move while they sit on the sidelines.

When I walk clients through this, we don’t start with the headline rate.

We start with:

● what you can comfortably afford each month
● how long you actually plan to stay
● what’s happening in your target neighborhoods

Sometimes that conversation ends with “yes, it makes sense to wait.” And sometimes it ends
with “if this is the life you want in the next 12–18 months, here’s how we get you there now and
keep options open to refinance later.”
