How do you BUY *THE* HOME π‘ of your dreams π ???
..when you have to constantly compete against MULTIPLE OFFERS?

And how can you make sure YOUR OFFER stands out and gets chosen?
Hereβs a few βinside tipsβ.....
1. Get pre-approved BEFORE you do anything! (even if you're not totally ready to move) π€βπ»π€π½
(so many people shop, find a home THEN talk to a lender.) It can take several days to get your approval from a lender and when houses sell in less than a week (like this one) In this market, that's a good way to miss out on the home you fall in love with. You want to be ready to write and submit an offer in the drop of a hat when that one-of-kind home falls into your lap.
2. YOU the BUYER should meet the listing agent and engage with them π€(even if you have an agent).
No amount of technology will ever change the fact that this is a people business. π¨πΎβπ«π¨π½βπ»π©πΌβπ«π¨πΌβπ
Most homes are getting multiple offers and at the end of the day, to an agent, you're just a number among stacks of paper UNLESS you put a face ππΌββοΈππ» to the name. Meeting the agent and making a good impression on them will create the friendly-favor π€π€ you need to stand out πwhen the agent presents the offer to the seller. A good impression will mean they will ROOT for you.
"Oh I met John and Jane Doe at the open house they were SO NICE and friendly they would make a great addition to the neighborhood and they really loved what you did with the home!"

When 6 offers, all around the same price are competing, who do you think the sellers will lean towards?
3. BEFORE you write βπ»βοΈ the offer, Have your agent talk to the listing agent to find out ππ€ as much as they can about the seller's situation and what the seller needs to accomplish and/or why they're selling.
Not everyone is motivated solely by money. π΅π΅π°π΅π΅
We beat multiple offers because we knew the sellers were in a tough situation and timeline and NEEDED to close fast. Knowing that we coordinated the lender, appraisal, inspection, β±π‘π°π and terms so that the seller knew we'd get the sale done in the timeline they needed.
I can't tell you how many times I receive offers blind without ever having talked to the agent. Lots of times a simple phone call would have revealed that we had already accepted an offer, of a simple tweak to the offer would have made them a major contender.
This also demonstrates to their agent that you are competant. βοΈππ€΅π½An agent's responsiblity is to help the seller make the best decison and navigate the transaction. If you signal in any way, that you don't have it together the agent will be weary to accept you among several others.
4. Tell your story to the Seller. ππ«
As much as I stress that you want to know about the seller, I'd equally emphasize that they want to know about you. Tell them.
I always write a simple 10 sentence cover letter that *strategically* includes often-overlooked info I know the seller (usually) cares a lot about. This again, make the sale more personal and in turn, more likely to work in your favor.
A seller wants to know their home is going to someone who will take care of it and appreciate all the work that may have been done. π‘ππ»
Help them imagine your future in the home and it might just create the warm fuzzies to choose you.
