Congratulations to this darling couple on purchasing their first home! 🎉

During our initial buyer consultation, we worked together to create a game plan to achieve homeownership in a year. They stayed focused, trusted the process, and remained patient every step of the way leading to the purchase of a fantastic home for $40,000 less than the list price!!

The home they fell in love with had been sitting on the market for some time. We believed it was overpriced, and after a previous escrow fell apart due to appraisal issues, we knew there was an opportunity. We carefully analyzed the market, made an offer based on fair market value, and held firm during negotiations despite receiving a much higher counteroffer.

In the end, the property appraised for exactly what we went under contract for. 🙌

Have you ever looked at listing photos that look immaculate online, but when you show up to that home in person it doesn't match what you saw? On Jan 1, 2026, a new disclosure law called AB 723 requires agents and sellers in California to flag when a listing photo has been digitally altered or AI generated - even if it's just added furniture that might not actually be there!
