Thinking about loft-style condos in Silicon Valley? Here’s the reality most buyers don’t expect…

I recently met with a buyer looking for a 2-bedroom loft, and it sparked a conversation I have all the time:

👉 True loft-style condos in San Jose and across Silicon Valley are surprisingly rare… especially with 2 bedrooms.

Here’s why:

1. Most “real” lofts were never built for bedrooms
The most authentic lofts, think converted warehouses with 15–20 ft ceilings, exposed beams, and huge industrial windows, were designed as open spaces.
That’s why the majority are 1-bedroom or studio layouts, even today.

2. True industrial loft communities are limited
Buildings like:

Walnut Factory Lofts
Market House Lofts
Ryland Park Lofts

👉 These are some of the closest things to authentic loft living in the area, and inventory there is extremely tight.

3. “Loft-style” often isn’t a true loft
Many newer buildings offer “loft-style” units, but they’re really:

Open-concept condos
Lower ceilings
More traditional layouts

Places like Lofts on The Alameda fall into this category, still great, just a different feel.

4. 2-bedroom lofts = unicorn status 🦄
If you want:

True loft architecture
AND 2 real bedrooms

You’re looking at very limited inventory, often with trade-offs:

Higher price points (hello Santana Row 💰)
Or less “authentic” loft features

So what’s the strategy?

Most buyers end up choosing one of these paths:
✔ Go with a true 1-bedroom loft + amazing volume/character
✔ Compromise slightly on style for a functional 2-bedroom
✔ Wait (and move fast) when a rare 2-bed loft hits the market

So I took a closer look at what’s happening over at 188 West Saint James… and let’s just say, the pricing is feeling a little optimistic.

There are multiple 1-bedroom + den units around 1,048 sq ft currently asking between $837K and $859K, which on paper might sound fine… until you compare it to what buyers are actually paying in Downtown San Jose right now. Similar units in nearby high-rises have been closing more in the $700K–$770K range, and buyers are very aware of that. They’re not just scrolling listings anymore, they’re doing the math, looking at price per square foot, HOA costs, and how long properties are sitting.

At roughly $800+ per square foot, these units are priced noticeably ahead of the current market. And in today’s environment, that usually doesn’t create urgency… it creates hesitation. Buyers pause, watch, and wait for reality to catch up.

Don’t get me wrong, it’s a great location and a solid building, but right now it feels like the pricing is trying to lead the market instead of follow it. And buyers? They’re not chasing, they’re negotiating or moving on from resale units so I assume that they are going to be doing the same for new units.
