So why do people ghost Realtors?

San Jose's First ADU Sold as a Separate Condo!

The first Accessory Dwelling Unit (ADU) sold as its own condominium in San Jose marks a major milestone for California homeowners and buyers. It creates a new path to homeownership while giving property owners more ways to unlock the value of their homes.

What happened?

Traditionally, ADUs—also known as granny flats, in-law units, or backyard homes—could only be sold with the primary residence because they shared one property title. Under recent California laws, eligible ADUs can now be converted into separate condominiums and sold independently, with San Jose leading the way.

What it means for homeowners:

Unlock equity: Sell an ADU instead of only renting it, while keeping ownership of the main home.

Greater flexibility: Sell the ADU, keep it for family, or use it for future planning.

Potentially increase property value: Two separately owned homes may make some properties more valuable.

What it means for buyers:

More affordable homeownership: ADU condos offer a lower-cost alternative to traditional single-family homes.

More housing choices: Buyers can own a home in neighborhoods that may have previously been out of reach.

Things to know:

Not every ADU qualifies for separate sale. Homeowners must meet state and local requirements, complete the condominium mapping process, and establish shared ownership and maintenance agreements where required.

Why it matters:

As California works to address its housing shortage, allowing ADUs to be sold separately can increase the supply of entry-level homes, expand homeownership opportunities, and give homeowners another way to maximize their property's value.
