Mortgage rates dipped to 5.99% on Friday and are now hovering around 6.0% - the lowest levels we’ve seen since 2022.

That’s significant because breaking below 6% removes a real psychological barrier for both buyers and sellers.

Buyers feel confident stepping back in, and with more inventory on the market, they’re seeing opportunity. Sellers are encouraged by renewed demand and competition for their homes. For many sellers, this is also the first time it feels realistic to move on from those 3%, 4%, or 5% pandemic-era rates.

The catch is that for every 1% drop in rates, roughly 5 million buyers re-enter the market.

So if you’ve been thinking about a spring move, now is the time to talk to your lender and get your financing lined up before there’s a flood of new buyers, because you can be sure that prices will go up as a result.

Experts expect a modest price dip, interest rates to inch down, and inventory to finally start to loosen up.

But let’s be honest: San Francisco is a very unique market.

Homes in great condition, in great neighborhoods, and priced right are still getting scooped up fast. That’s not changing. Luxury listings in the $5M+ range are still commanding attention, especially with new tech and AI wealth fueling high-end demand.

And, if inventory numbers do indeed rise, buyers may actually have some leverage this year.

The 2026 market won’t be wild, but it will reward a smart strategy, timing, and local expertise.

There’s nothing more rewarding than helping a client find their forever home, especially when it’s just in time for them to celebrate the New Year in it! 🎉🥂

Working with this client over the past few months has been an incredible journey. After losing out on a previous home, we regrouped stayed focused, and when this gem in Russian Hill came on the radar, we knew we had to move fast. Nestled just steps from the charming Hyde Street corridor, the location was ideal and was the kind of place that immediately felt right. Once he brought his family to see it, that sealed the deal; they could all envision their future there.

We took a shot at a preemptive offer that didn’t pan out, but we didn’t let that stop us. We came back the very next day with a stronger, more aggressive offer, and this time, it worked. We beat out other competitive offers and officially closed today, December 30.

Now, my client and his family get to start 2026 in a beautiful new space they truly love, and I’m so happy to have been able to help them turn this dream into reality.

I’m grateful for another escrow across the finish line before the year’s end, and even more thankful to have earned not just a client, but a friend in the process. 🏡

Over 4,700 homes across the Bay Area have been sitting for 60+ days, and more than 3,100 are still unsold after 90+.

That doesn’t necessarily mean they’re broken — most were just overpriced and are now overlooked 👀

📉 December is 100% the best time of the year to get aggressive with your offers.
