Are housing prices coming down in San Francisco?

Market analysis projects a decline of 2.7% in Bay Area home prices between March 2023 to March 2024. Is it true?

My real experience is, buyers are always looking for good opportunities, no the matter market is up or down. They are buying properties withs good bones in safe and convenient neighborhoods where the home values hold stabilized growth over time.

Insights from two sales in April:
#55 Cresta Vista: Fixer, 2 Bedroom 2 Bathroom, 1334 sqft. Renovation estimate between $350k to $425k including another 600 sqft in lower level. Given the average $1100/sqft for homes with in 0.25 miles, reassessed values after renovation is approx $2.1m. Sellers received 5 offers, highest offer is $305k over asking.

#54 Chenery Street: Full live but need updating. The selling point is over 10ft high ceiling and over 900 living sqft on lower level. Reassessed values after $280k renovation is approx $2.6m. Sellers received 7 offers. Home is sold for $1.6m, $250K over asking.

During a recession, investors tend to pull out of stocks and move their money into safer investments. Real estate has been considered a more stable form of investment during times of economic downturn.

Investing in single family homes or multi family homes in certain neighborhoods in San Francisco, you will never disappointed with the return.

In the past, the first time home buyers preferred move-in ready conditions because home renovation sounds like a time-consuming and complicated process. This year, my buyers did the opposite, they don’t mind taking the challenge as long as my analysis proves the home appreciation beats inflation in a long run and eventually they use it as an investment property. We targeted the SFH has a potential to add rooms within the envelope or build an ADU in the yard. Bay Area’s crazy housing crisis forced new home buyers to learn and grow! After lost a few homes in the bidding war, some buyers gave up and hope market crash one day. Some adjusted from the practice and quickly adapted a new approach in their purchase strategy. Now, they are not just building a home, they are building a future for their families too. I’m so proud of my buyers, they might be young and less-experienced but they are fearless 🔥
