Yesterday I went on my very first brokers open house tour! I’ve seen many properties and mentally I divided them into “the smelly” and “the scented” categories.

One of our stops was the 130 Sea Cliff, a $19,8mil listing that greeted us with a lit candle that instantly enveloped the visitors in the thick blanket of luxury. Inhaling it on the way in and on the way out left a memorable impression and a solid feeling of the property’s worthiness of its asking price. Where as one wants to negotiate on the smelly properties one wants to pay more for the scented ones.

The very first sense one experiences when entering a space is the sense of smell. Strategically placed diffusers or lit candles during a showing make all the difference.

The best solution to continuously envelop your property in a luxurious smell without creating a fire hazard is

There are currently over 50 rentals over $12,500 in San Francisco. SF rental market is overflowing with inventory as we add homes that aren’t selling to the usual rental pool. Unfortunately the absorption is low as SF experiences minimal inflow of tenants from other states and cities.

According to the Wall Street Journal the reason homes aren’t selling as it now costs 52% more to buy a home than rent one: ‘Never been a worse time’

The average monthly mortgage payment is a whopping 52% higher than the average monthly rent on a house or apartment — a ratio that hasn’t been this out of whack since before the 2008 housing crash.

After the financial crisis, interest rates tanked as housing supply skyrocketed throughout the 2010s, making it 12% cheaper on average to buy a home rather than rent one, according tot he outlet.

However, the increased cost of debt as rates on a benchmark 30-year home loan hit 8%, coupled with low housing supply, have flip-flopped the ratio.

As of Monday, the figure has since come down to 7.97%, though it’s hovered close to the 8% mark for weeks, adding hundreds of dollars a month in costs for borrowers, limiting how much they can afford in a market already unaffordable to many Americans.

This gives homeowners an incentive to stay put, as even downsizing to take advantage of lower sticker prices doesn’t make sense given higher mortgage rates.

Renters in California will no longer be asked for a security deposit larger than one month’s rent, under a bill signed into law by Gov. Gavin Newsom, which goes into effect 7/1/2024.

On Wednesday, the governor signed Assembly Bill 12 by Assemblymember Matt Haney (D-San Francisco). According to Haney, the measure would stop the practice among certain landlords to charge two or even three times the monthly rent as a security deposit.

Small landlords that own only two properties with a total of no more than four units are exempt from AB12.

In my opinion this will make it more difficult for the tenants with less than perfect financial standing to obtain a rental property. While landlords could take a chance on someone with lower credit score or other minor financial sins with an increased deposit this will no longer be an option and such applications are more likely to be declined.
