This beauty is a done deal! Sold for $986k. This home sale broke records for the highest sale price in the whole neighborhood for three bedroom homes. 🤯 It is also the second highest home sale price in the WHOLE CITY of San Lorenzo so far this year!!! 🤯🤯 When anyone puts their confidence in me to sell such a large piece of their lives, it’s a huge responsibility and I can’t thank them enough for that level of trust. Some people will feel like you can just throw a home on the market and it will sell for top dollar, but that is far from the truth. Here are a few key things that we did to ensure a successful sale:

1) Inspections - Termite, roof, and home inspections done prior to market. After receiving inspections we made any repairs that we saw would raise concern to potential buyers and then disclose those repairs to your buyers. Always use a trusted inspector.

2) Landscaping - I brought in my go-to landscaper who knows what I am looking for. Especially when you have such a large yard, you need to make sure it’s perfect as it’s a focal point.

3) Professional cleaners- Buyers have different levels of cleanliness. Some will immediately see the dust on the baseboards and some will not. It is part of ensuring your potential buyers have confidence in the way the home has been maintained. Hire cleaners.

4) Staging - We have an in house staging crew that understands that not all staging is created equal. Our crew knows the impact staging has and always delivers. Thank you for another fab job!

🔥This brand new construction condo just closed! My buyer is thrilled at the deal. New construction homes or condos sometimes offer great incentive flexibility. For this particular unit we were able to get the seller to pay 6 months (approx. $4k) of the monthly HOA fees up front along with a credit of $3,000 towards his closing costs. These incentives will decrease as more units are sold and the building becomes more financially stable. Prices will also usually increase. The next exact model of this condo is now listed at $699k.
Because of where this condo is located in San Francisco, depending on the census tract, some lenders will offer what’s called the Americas Home Grant. For my buyer, he was able to qualify for that grant which also gave him a credit of $7,500 towards closing costs!
He is the fourth person to move into the building, and there are already 4 more units sold since he made his offer. Needless to say, he is in love with the place. 🔑🏡

This home is located on Clement St. in the Outer Richmond District of SF. This is a custom built home with over 3600 square feet of living space, 5 bedrooms, 3.5 bathrooms, and a 4 car garage! 🚨Just sold! This charming home finished closing in record time, and it wasn’t easy! 💪

This home is a TIC or “tenancy in common”, and it’s not your traditional condominium. I have represented sellers in the past for these units and they always come with their unique challenges. This is not to be confused with a co-op which are big in New York.

TIC’s offer a lot of positive aspects. Like, you can own charming 2 bedroom home in a desirable neighborhood for under 900k!??!. You can live in parts of SF that you couldn’t necessarily afford when buying a traditional condominium.

What’s the catch? You usually need more down payment, minimum is 15% but most lenders for TICs would like to see 20-25% down. There are also “reserves” which we can talk about another time.

Another key difference is the type of ownership. For a traditional condo you own the space that you occupy, it’s deeded to you, it’s yours. For a TIC you own a percentage of the building. Say there are 4 equal sized units, you would typically own 25% of the building. You are then granted the unit to live in through the TIC agreement that is in place with all the owners drafted previously by a real estate attorney.
