11 Lyell is now sold.

Two offers came in early, but the terms did not align with our sellers’ goals.

In San Francisco real estate, every property requires its own strategy, regardless of market conditions.

Rather than force momentum, we stayed measured, continued showings, and watched buyer behavior closely. The interest was there. The timing needed refinement.

A strategic price adjustment brought interested buyers back to the table.

It worked.

Shortly thereafter, we had a winning offer in hand, and the property ultimately sold at the highest price of all offers received, with strong terms for our seller.

Luxury home sales jumped more than 200 percent year over year in February, showing how much momentum has returned to the market.

Single family homes are still leading the charge, but the condo market is also beginning to rebound as confidence returns to the San Francisco housing market.

Just Sold | The Needle in the Haystack

Six weeks ago, a Bay Area family reached out. Their brief was clear — a property that brings generations together with privacy, comfort, and room for everyone.

That kind of property is rare. Multiple units. All vacant. Move-in ready. Clean history. Private and shared outdoor spaces that support both connection and independence.
