: What's one mistake sellers are still making in today's market that's costing them opportunities?

Not recognizing just how much leverage sellers have at the moment. Inventory in the city is very low, and that helps the seller. Uninformed sellers skip the pre-marketing phase entirely. Pre-marketing lets you beta test a premium price before you officially go live. Agents and strong buyers get the opportunity to preview the property, give feedback, and even make a preemptive offer.

The best part is that you don't accumulate days on the market or have to do a price reduction. Too many sellers wait till their perfect time to sell, but they should be paying attention to the market, not their own agenda. In a low-inventory environment, the demand is there, but it is important to position the property correctly to capture it.
