It is happening in real-time, it is devastating, and it comes down to a single piece of paperwork that most people skim over.

As of January 1st, a new mandate changed the game for buying a house in San Francisco. The law requires rigorous safety inspections for balconies, decks, and “exterior elevated elements” in older buildings.

Here is the trap 🪤: In our hyper-competitive market, the standard play is to write a non-contingent offer to win. You feel confident. You have the cash. But then your lender reviews the building docs, sees a red flag on that charming Victorian deck, and refuses to fund the loan due to “safety issues.”

Because you waived your loan contingency to be competitive? You are now in breach of contract. The seller keeps your initial deposit. Deal over. 👋💸

A story about timing!📍

We first toured this beautiful Lake Street home 6 months ago when ’s clients were just ramping up their search. It was lovely - top floor, tons of light, period details, but nicely updated, and in a coveted pocket of the city. So close to writing an offer, they decided to hold out and get clearer around what they wanted and their budget.

When the home reappeared “Coming Soon,” 6 months later, they had more clarity on their timing, budget, and needs. We had our second chance!! This time, with clarity and confidence. They secured it before it ever hit the open market.

I’m a true believer that everything happens for a reason when it comes to finding a home. It wasn’t meant to be the first time around, but meant to be the second!
