Number of Homes on the Market in S.F. Jumps, Pricing Drops

The net number of homes on the market in San Francisco, including condos, jumped over 20 percent last week following a typical holiday drop.

As such, while listed inventory levels are still 10 percent lower than at the same time last year, they’re 30 percent higher than average for this time of the year, 90 percent higher than prior to the pandemic, and 150 percent higher than in 2015, despite misreports of “record low inventory levels” and subsequent misanalyses of the market at hand.

And while listed inventory levels jumped, the average asking price per square foot of the homes on the market in San Francisco dropped around 6 percent and is now down around 9 percent on a year-over-year basis

San Francisco’s vibrant Italian community will come out in droves this October to celebrate the Italian Heritage Festival. Festivities include a bazaar all weekend long, and of course the Italian Heritage Parade with Fernet pit stops along the route on Sunday, Oct. 8, 2023. You don’t want to miss this giant party lifting up the contributions of Italian-Americans in San Francisco. Read on to discover the schedule of events.

This legendary event is the oldest Italian Heritage Parade in the United States, dating back to 1868. Originally the Columbus Day Parade, it officially changed its name in 1994 after public backlash against an event celebrating Christopher Columbus. Nevertheless the parade still draws a loyal crowd to celebrate Italian-American culture in San Francisco.

This year’s parade will start off at 12:30pm on Sunday Oct. 8 at the foot of Jefferson and Powell Streets in Fisherman’s Wharf. It will cruise through North Beach on Columbus Ave and end in Washington Square in front of the church.

Fernet Pit Stops are a fun part of the parade route where you can savor some Fernet periodically along the route to keep you going. See here for participating bars, restaurants, and 2023 updates.

San Francisco’s Oldest House Is Now Available To Rent

The historic home that is over 170 years old is available to rent, but only as an office space.

Beautiful historic homes and buildings populate San Francisco’s streets. From the rows of colorful Victorians to large government buildings, it’s easy to reminisce on San Francisco’s history.

Now, a piece of SF’s history is looking for its newest occupants. The Abner Phelps House, generally considered one of the oldest houses in SF, is available for rent. Before you get too eager, while the historic house is on the renter’s market, it is available as an office space rather than a residential one.

The three-story house has five parking spaces, a small front garden, and totals to 3,800 square feet. The historic building is located at 1111 Oak Street, in the Haight, just off the bustling Divisadero Street and within walking distance from the scenic Panhandle. This historic house turned office doesn’t come cheap; the rental rate is $15,998 per month or $191,976 for a year.
