AI is changing the way real estate listings look, from virtually staged rooms to digitally enhanced landscaping and upgraded finishes. But when an image changes what buyers believe actually exists, the legal risks can change too.

California’s rules now require real estate licensees to disclose certain digitally altered or AI-generated images and make the original, unedited image available. The goal is transparency, but disclosure alone may not eliminate the risk of misleading marketing.

For buyers, sellers, agents, and brokers, understanding where the line falls between presentation and representation is becoming increasingly important.

Service animals, emotional support animals, and pets aren’t always treated the same under California real estate law.

For homeowners, sellers, landlords, and HOA members, understanding these distinctions can help you navigate no-pet policies, property showings, accommodations, and more.

California law provides specific protections for assistance animals, and recent changes at the federal level can make the rules even more confusing.

Want to know what this means for you and your property?

Read our latest article for a practical breakdown of what California homeowners and real estate professionals should know.

Zillow and Redfin are making headlines over a $100 million rental listings deal that drew federal and state antitrust scrutiny.

Zillow paid Redfin to shut down its rental listings business, transfer customers, and stay out of the market. Regulators challenged the structure as a potential antitrust violation, raising broader questions about deals that pay competitors to exit a market.

Under the settlement, Redfin must relaunch its rental listings business, while Zillow must remove certain restrictions and allow customers to renegotiate their advertising contracts.

The case offers an important lesson for businesses considering agreements involving competitors: how a deal is structured can matter just as much as the underlying transaction.

What happens when voters approve a land use change, but the required environmental review was not completed beforehand?

San Diego’s Midway height-limit dispute provides an important case study for developers, property owners, land use professionals, municipalities, and attorneys working on zoning, density, ballot measures, and coastal development.

The repeal of Measure C underscores a key CEQA issue: a voter-approved land use change does not necessarily avoid environmental review requirements, and the sequence of that review can have significant legal consequences.

Our latest article examines what happened in the Midway District, what the courts found, and what developers and property owners should be watching as the project moves forward.
