Apparently I offer a lot of services that never made it onto the official Realtor job description. 😂

Curious what your house could sell for? Send me a text. Want to grab coffee and talk about a move you might make three years from now? I’m in. Need to know why that house has been sitting for 97 days? I’ve probably already looked...

You absolutely do not need to be ready to buy or sell to call me. 📲

In fact, some of my favorite conversations start with, “Okay, this is totally hypothetical, but…” 👀

Here’s what sellers don’t always realize: showing feedback is filtered.

Sometimes buyers don’t tell their agent exactly what they thought. Sometimes a showing agent is involved, and the feedback gets passed through multiple people. Sometimes agents don’t leave feedback at all. And when they do, everyone is usually trying to be polite.

So “they liked it, but went another direction” could mean a dozen different things.

That’s why I don’t make listing decisions based on one feedback form. I look for patterns: showings, repeat visits, online activity, competing homes, offers, price changes, and what buyers ultimately chose instead.

And sometimes the most useful feedback is no feedback at all.

If buyers see the house but consistently choose something else, the market is still telling us something. 👀

Opportunity rarely waits for us to feel ready. 📣

Most of the time, what holds us back isn't a bad choice. It's no choice at all. We tell ourselves we'll decide next month, once things settle, once we know more. And in the meantime, life keeps moving without us.

Here's the truth: a decision made with courage will almost always take you further than a perfect plan that never leaves your head.

So whatever you've been sitting on, whether it's a big move, a fresh start, or finally chasing that goal, consider this your sign. Take one step today. Clarity comes from motion, not from waiting.

File this under: things nobody warns you about when you become a homeowner. 😅

Yes, your mortgage payment can go up, even with a fixed interest rate...

Usually, it’s because your property taxes or homeowners insurance increased. Maybe your local tax rate changed, your assessment went up after improvements, or your insurance simply renewed at a higher premium.

It’s one of those homeowner things nobody explains until you open your statement and go, “Wait… WHAT?”

And if you get an escrow statement and can’t figure out what changed, send it to me. I’m happy to go through it with you, whether or not you're buying or selling (or planning to).

My goal isn’t just to get your house on the market; it’s to position it so well that your listing becomes the one every other seller in the neighborhood is watching.

✓ The one agents use as a comp
✓ The one buyers compare everything else to
✓ The one that makes the next seller rethink their price

That starts long before the sign goes in the yard, with the right prep, presentation, pricing, and marketing from day one.

Because putting a house on the market is easy. Positioning it to set the bar is the strategy. 😉

Saying the quiet part out loud: you don’t need me to find the house.

You probably found it yourself at 11pm on a Tuesday, and the app did a perfectly good job. 😅

What the app can’t do is everything that comes next...

The offer that's forty decisions deep, and only one of them is the price. The inspection report where five items matter and 36 probably don't. The appraisal that comes in low and suddenly everyone needs a new plan.

Finding the house is the easy part. Getting you through everything that comes after it? That’s where I come in.

There’s something powerful about realizing you’re not stuck with the person you’ve always been.

You can change your mind. Raise your standards. Take the risk. Start over. Choose a completely different path.

You don’t have to wait until you feel ready or until everything lines up perfectly.

At some point, you just decide who you want to be—and start becoming that person.

Real estate is FULL of advice that sounds true, gets repeated constantly, and might have even worked 20 years ago… but that doesn’t mean it applies today.

Markets change. Strategies change. And what makes sense for one buyer, seller, or house might make zero sense for another.

So before you let an algorithm decide what your house is worth… talk to someone who actually works in your local market every day. 😉

A realtor telling people to wait. Groundbreaking, I know. 🤯

But here’s the thing:

→ Some of you should be buying this October.
And some of you should absolutely wait until spring.

It’s not just about rates or timing the market. It’s about whether buying makes sense for you right now.

Swipe for 4 reasons I’d tell you to start looking this fall, and 4 reasons I’d tell you to wait. →

If you're somewhere in between, DM me and let's chat about your situation. I'll give you a real answer, not a sales pitch.

Your home's first showing to a buyer in today's market is a two-second scroll on someone’s 6-inch phone while they’re half watching TV. 😅

And the first thing they see? The outside of your home.

That’s why your home's curb appeal matters, especially as we head into the colder months when everything outside isn’t quite as green, bright, and naturally beautiful.

Some quick tips:
✓ Fresh mulch, trimmed landscaping, a clean walkway, and a welcoming front entry can go a long way in making your home stand out.

You don’t need a major landscaping overhaul. You just need to make those first few seconds count. 👀

Because you only get one chance at a first impression...and these days, it happens on a screen.
