Banks are now bribing people to sell their houses. And it just happened for the first time ever.

A credit union in Chicago called Great Lakes just handed a couple $41,000 at their closing table — not from the sale, from their lender — just to get them to move.

It’s a new program called DREAM. The idea is simple: you’re locked into a 2-3% mortgage, rates are at 7, you’re not selling. So some lenders are now offering to knock a chunk off your principal balance at payoff just to get inventory moving.

This isn’t everywhere yet — but banks across the country are lining up to launch it. Because waiting for rates to drop isn’t a strategy anymore.

Your lender gave you a number. That number is not your budget. Here’s the difference.

When a lender pre-approves you for $800K in San Diego, they’re telling you the maximum they’ll let you borrow based on your income and debt.

They are not telling you what you should spend.

Here’s what that $800K approval actually means in the real world:

Your monthly payment at that ceiling — with taxes, insurance, and HOA if applicable — could run $5,500 to $6,500 a month depending on the rate and the property.

Is that a number you can live with comfortably? Or is that a number that changes how you eat, travel, and sleep at night?

The right home isn’t the most expensive one you qualify for. It’s the one where the payment makes sense for your actual life.

I’ve watched buyers stretch to their limit and regret it. I’ve also watched buyers buy smart and feel great about it two years later.
