Fall in San Diego doesn't look like New England, and that's part of why we love it.

Cooler mornings, clearer evening light, and weekends that still feel made for a walk, a farmers market, or coffee outdoors. It's also when a lot of families finally have the bandwidth for the "what do we do with Mom and Dad's house?" conversations that got pushed through summer.

Wherever you are in that process, whether you're keeping the home, selling, or still deciding, take the season as permission to move one thoughtful step at a time.

If you've just inherited a home that's sitting empty, you're not alone, and you don't have to figure it all out in one weekend.

A few first steps that usually help families breathe:

• Change or collect the keys, and make sure someone local can check on the property
• Call the insurance company and ask what changes when the home is vacant
• Take photos of every room (date-stamped if you can)
• Keep the yard looking cared for, since neighbors notice and so do would-be problems
• Talk with your attorney or trustee about who can approve repairs and access

You don't need a perfect plan on day one. You need a safe house and a clear next conversation.

August’s market numbers are in! 📊

New listings and pending sales remained relatively steady, while the median sales price climbed another $25,000 to $1,150,000.

Homes are taking slightly longer to sell, averaging 33 days on the market. Months of inventory increased to 2.5, while total active inventory rose 1.77% to 5,981 homes.

Overall, August shows a fairly stable market with growing inventory and continued strength in home prices.

As we head toward fall, what do you think the next few months will bring?
