I hate seeing my agents work for free and that's what's happening every time you have an expired BRBC or you're trying to ask for more commission in RPA 3G3 than you've agreed to in the BRBC.

Sellers need to complete contractual actions prior to listing side requesting contingency removal.

This is an ongoing issue where there are all sorts of stragglers, including the fact that per the RPA, if the TDS and SPQ aren't complete, that means your AVID listing agents.

That gives me more time on the buyer side to make sure that the buyer has a chance to review all the documents for five whole days.

That could definitely upset some of your timelines and things.

Make sure you're double checking before you're demanding.

POTENTIAL BIG CHANGES COMING TO HOW CA REAL ESTATE AGENTS GET ASSISTANCE ON THEIR TRANSACTIONS -

I’ve been sitting with this over the past few days — especially in light of the DRE’s recent AI guidance and conversations around potential changes to transaction coordination.

👉 There’s a lot changing right now.
👉 And it’s happening quickly.

Between:
🛑New AI guidance from the DRE increased pressure around supervision & accountability - 🔗https://bit.ly/AiAdvisory-CA-DRE-March172026

🛑Potential changes to TC structure by C.A.R.

We’re moving into an environment that is:
faster, more automated, and more heavily scrutinized.

A few things I’m thinking through:

• We’re adding more tools, automation, and forms — while also increasing the responsibility to explain them to clients

• The DRE is clear: AI doesn’t reduce liability — it reinforces the need for human oversight

• Transactions are moving faster → fewer natural checkpoints

• If TC structure changes…→ where does that work go?

What I’m also looking at:

These aren’t just form changes —
they impact how we explain roles, responsibilities, and process to clients.

From where I sit…

Transaction coordination has become:

✅a consistency layer

✅a documentation checkpoint

About who should be paid through escrow - and my TC fee is potentially in question -

I just received this notification from one of my TC Groups 🏠📄🗄️-

Recently, DRE Commissioner Chika Sunquist and DRE Assistant Commissioner Stephen Lerner shared updates regarding commission disbursements following the DRE/DFPI Joint Statement. Some of you may have heard the presentation on the Big Broker call a few weeks ago, during the Industry Leader call on Friday, or both.

As DRE evaluates potential next steps, they are requesting broker feedback on the options presented.
