Are we finally starting to see real momentum in the housing market here in San Diego?? 🫣

Rates HAD dipped below 6%.
Inventory WAS growing.
Buyers WERE coming back.

And then… global events shifted things quickly.

With rising oil prices tied to tensions involving Iran, mortgage rates jumped back up to around 6.6% in just a few weeks.

So what does that actually mean for you?

šŸ‘‰ Buyers are still active—but they’re becoming more cautious. Just a few weeks ago, activity was up double digits year-over-year. Now, it’s leveled off.

šŸ‘‰ The silver lining: today’s rates could be much worse. If lending conditions were like 2023, we’d be closer to 7.4%+. So while it feels frustrating, the market is actually more stable than it seems.

šŸ‘‰ What I’m seeing locally:
• Homes in desirable areas with limited inventory are still moving and seeing competition
• Homes with more options (or that are overpriced) are sitting longer

Over the last 20+ years, home prices have climbed fast. In the early 2000s, rates looked a lot like today, but prices were way lower. Then the 2010s hit—prices rose, but ultra-low rates kept payments manageable for many.

That 2010–2012 window? šŸ”‘
For a lot of homeowners, that was the sweet spot. It’s also why so many people are holding onto homes they may not even love… because giving up that rate feels impossible.

Then the pandemic happened. šŸ“ˆ
Prices skyrocketed at one of the fastest paces in U.S. history—but low rates softened the blow for buyers who could get in.

Fast forward to now:

Real estate has a funny way of reminding you that this job is really about people.

Today started with a call from a friend and client in the middle of a backyard remodel. They had uncovered remains and were understandably shaken, worried, and asking all the hard questions about disclosures and what it meant for their home.

I went over in person—because sometimes reassurance can’t happen over the phone. After slowing things down and taking a closer look, we realized the remains were beloved family pets laid to rest years ago. Not an easy moment, but one that deserved care and respect.

We reached out to the right people to confirm, connected with the previous owners, made sure the pets would be properly taken care of, and closed the loop with compassion.

We did a good thing today.

This is the part of real estate you don’t see on social media. The calls when emotions are high. The moments that require calm, presence, and humanity. And the responsibility to show up—even when it’s uncomfortable.

Homes hold stories. My role is to help my clients navigate all of it, not just the transaction. 🐾
