According to Redfin, August is one of the best times of year for buyers and the reason isn’t just price.

Late summer can mean:

🏡 More homes to choose from
🤝 Less competition from other buyers
💰 More room to negotiate
⏳ Sellers who are increasingly motivated
📅 A chance to get ahead of the fall market

But here’s the part that matters:

The “best time” isn’t the same for everyone.

In San Diego, neighborhood, inventory, financing, and the specific home you’re targeting can matter far more than the calendar.

If you’ve been waiting for the perfect time to buy, late summer may be worth a closer look.

A seller can ask $1.5 million.

That doesn’t make the house worth $1.5 million.

A Realtor can recommend $1.5 million.

That doesn’t make it worth $1.5 million.

The market decides.

Buyers decide.

Appraisers provide another opinion.

Comparable sales provide evidence.

The seller’s mortgage balance?

Doesn’t matter.

What they “need”?

Doesn’t matter.

What their neighbor thinks?

Definitely doesn’t matter.

The market doesn’t care what you need.

It tells you what buyers are willing to pay.

Our job is to listen.

Nashville. Denver. San Diego. Charlotte. Seattle. Tampa. Raleigh. Austin. Boston. Orlando.

And yes… San Diego is expensive and our cost of living is higher too.

You can buy more house for your money in most of these cities.

But here’s what you can’t put on a listing description:

The feeling of living here.

Morning walks by the ocean.
Dinner outside in February.
Hiking in the mountains.
Kids growing up with the beach in their backyard.
Sunsets that still stop you in your tracks.
And a lifestyle where “let’s go outside” works almost every day of the year.

You’re not just buying a house.

You’re buying the life that happens outside of it.

Could you get more square footage somewhere else?

Absolutely.

But if you’re building a life, not just buying real estate…

I’ll take San Diego every single time.
