We didn’t plan to move 3 times in 10 years but we did.

This is 16 years of my housing history. Every move had a reason. Every home represented a different chapter. And every decision taught me something about real estate, timing, equity, and life.

Here’s what I want buyers and sellers to understand:

You don’t have to time the market perfectly. But you do have to be in the game to take advantage of it.

Buyers: Yes, this market is tough. Rates, prices, competition, uncertainty. But while you’re waiting for the perfect conditions, opportunities are showing up. Negotiating power. Seller credits. Homes that would’ve been out of reach a few years ago. You don’t need the perfect market. You need the right opportunity for YOUR situation.

Sellers: The market isn’t what it was a few years ago. Pretending otherwise can cost you. But buyers are still buying, families are still moving, and well-positioned homes are still selling. The key is understanding today’s market and having a strategy that works in it.

Because buying or selling a home is a little more complicated than scrolling Zillow, putting a sign in the yard, and hoping for the best.

People see:

HOA: $325/month.

And think:

“Great.”

Or:

HOA: $850/month.

And think:

“Wow. They must have everything.”

But neither number tells you the whole story.

What are you actually getting?

Is the building maintained?

Are reserves healthy?

Are there upcoming assessments?

Is deferred maintenance piling up?

Are insurance costs driving the fee up?

Are you paying for amenities you never use?

Is the HOA financially responsible?

Are owners selling?

Are multiple units sitting on the market?

A low HOA fee doesn’t automatically mean a good HOA.

And a high HOA fee doesn’t automatically mean a great one.

Sometimes you’re paying less because you’re getting less.

Sometimes you’re paying more because the building costs more to operate.

And sometimes you’re paying more because years of poor decisions are finally catching up.

Don’t just ask what the HOA costs.

Ask what it’s actually doing with your money.

I want my clients to like me.

Obviously.

But if I’m worried about hurting your feelings, I’m not doing my job.

Sometimes I’m going to tell you the house is overpriced.

Sometimes I’m going to tell you your offer isn’t competitive.

Sometimes I’m going to tell you not to sell.

Sometimes I’m going to tell you to walk away.

That’s not being difficult.

That’s being useful.

You don’t need a real estate professional who tells you what you want to hear.

You need one who tells you what you need to know.

The truth nobody wants to hear:

If you can barely afford the house today, waiting for it to magically become affordable tomorrow probably isn’t a strategy.

Maybe rates come down.
Maybe prices soften.
Maybe they don’t.

But here’s what I know: hope isn’t a housing strategy.

The better question isn’t, “Should I buy right now?”

It’s:

“What would have to happen for buying to make sense for ME?”

That answer is different for everyone.

Your income.
Your down payment.
Your monthly payment.
Your timeline.
Your long-term goals.

Stop trying to time the market.

Start building a plan.

According to Redfin, August is one of the best times of year for buyers and the reason isn’t just price.

Late summer can mean:

🏡 More homes to choose from
🤝 Less competition from other buyers
💰 More room to negotiate
⏳ Sellers who are increasingly motivated
📅 A chance to get ahead of the fall market

But here’s the part that matters:

The “best time” isn’t the same for everyone.

In San Diego, neighborhood, inventory, financing, and the specific home you’re targeting can matter far more than the calendar.
