Started with a doubtful client. “It’s too expensive, I’ll never be able to afford it”. With some strategic structuring, and 23 days later, my client can now proudly call himself a homeowner. 🏡

I don’t allow the focus to be on interest rates, nor do I push the edge on the DTI ratio. I always ask what my clients’ goals are, and what monthly payment are they realistically comfortable paying. Because let’s face it, we don’t live off of gross income, nor do we want our clients to be “house poor”. Strategic structuring (and trusting me to pull the trigger to lock the rate at the right time!), while not throwing away 💸 majorly on interest. What works for my clients is what works for me. I don’t work for free, but I’ve never walked away feeling I was after the commission check either.

🚫NO FICO REQUIREMENTS ARE HERE! 🤚🏼But wait, don’t get too excited! Underwriting guidelines still exist, and depending on the overall analysis of your credit worthiness, pricing on your interest rate may still come with hefty loan level pricing adjustments!
💡
✔️ Minimum 620 FICO scores are no longer required on Conventional AUS approval.
✔️ The score requirement was removed by Fannie Mae & Freddie Mac, effective on new loan applications dated 11/16/2025 and later.
✔️ Automated Underwriting Systems (AUS) by DU/LPA (Fannie & Freddie, respectively) will now conduct a comprehensive analysis on your credit to determine automatic loan approval (ie: trending data, length & age of credit, number of payments made, type of trade lines, etc.).
✔️ Conventional Loans with loan to values of >80% and require Mortgage Insurance, may still be imposed a minimum credit score. Have your licensed mortgage professional check eligibility and requirements with the MI vendor.
