I’m a big fan of duplexes, triplexes and fourplexes.

Live in one, rent out the others, and use the tenants’ rental income to help you qualify for the loan and pay the mortgage.

Then improve the property, raise rents, add an ADU if possible and build equity.

Buy one. Improve it. Hold it. Then buy another every couple of years.

I’ve personally used this strategy, and I love helping clients use real estate to create long-term wealth. 🏠📈

HERE’S HOW REAL ESTATE CAN STILL MAKE SENSE IN THIS MARKET 🏠

• Buy below market value — ideally 10–20% below comps, or 20–30%+ if it needs significant work.

• Have a long timeline — getting in and out of real estate is expensive and difficult. Closing costs, financing, commissions, taxes and repairs add up quickly.

• House hack — live in one unit and rent out the others.

• Buy a duplex, triplex or 4-unit — let the other units help offset your mortgage.

• Add an ADU — create another income-producing unit and potentially increase the property’s value.

• Look for an SB 9 opportunity — split the lot and potentially build, sell the new lot, or hold it.

• Buy a value-add property — remodel, add bedrooms/bathrooms, improve rents or add units.

• Look for below-market rents — especially when there’s a realistic path to increase the income over time.

• Use creative financing — seller financing, assumable loans, seller credits or rate buydowns can completely change the numbers.

• Buy something with options — extra land, multiple units, development potential or a flexible layout.

I’ve personally used every one of these strategies.

And that’s really been the only way I’ve been able to keep buying real estate.

In this market, I don’t want to just buy a property and hope it appreciates.

I want to create the value myself.

Buy right. Create equity. Increase income. Hold long term. Repeat. 🏠

VACATION RENTAL — IS IT WORTH IT? 🏠🌴

I own and manage a vacation rental in Clairemont, San Diego.

I actually think Clairemont is a pretty nice location for a vacation rental. You’re close enough to La Jolla, the beaches, Mission Bay and most of San Diego’s major attractions, but you’re not paying the crazy real estate prices of owning directly at the beach.

Here are the downsides first:

CONS
• TOT (Transient Occupancy Tax) — San Diego’s hotel/short-term stay tax
• Short-Term Residential Occupancy (STRO) license & permit requirements
• Business taxes, fees & regulatory compliance
• Listed and managed across 7 different booking platforms
• Platform/booking fees
• Furnishing the entire property
• Furniture, TVs, appliances, linens, towels, kitchen supplies, etc.
• Getting the property completely guest-ready
• Utilities — electricity, gas, water, trash & internet
• Pool & landscaping expenses
• Cleaning and turnover costs
• Restocking toiletries and supplies
• More repairs and maintenance
• More wear and tear than a long-term rental
• Constant guest communication
• Coordinating cleaners, pool service and other vendors
• Managing pricing and availability
• Keeping 7 calendars/listings updated
• Vacancies between bookings
• Seasonal fluctuations in income
• Reviews and ratings are extremely important
• Potential neighbor/noise issues
• More accounting and record keeping
• More hands-on management
• And simply… a lot more work than collecting one rent check every month

PROS
• Potential for significantly higher gross rental income
• Higher rates during peak seasons
• Great central San Diego location without beachfront real estate prices
• Close to La Jolla, beaches, Mission Bay and other attractions
• Friends and family can stay there
• I can host family events there
• Clients can stay there
• I can block out dates for myself
• I can stop by and use the pool
• I actually get some personal enjoyment out of an investment property I own

My property is listed across 7 vacation-rental platforms, so you can see the actual property, ratings and reviews — and book it if you want to stay there.

If people are interested, I can do another post breaking down my actual numbers: vacation rental vs. a regular one-year tenant, including all the expenses.

If you haven’t realized it yet… I’m a big fan of duplexes and ADUs. 😂

Can’t afford a house in San Diego?

🏠 Buy a duplex
🔑 Live in one side
💰 Rent out the other
📈 Use the rental income to help qualify for a higher loan
🔨 Add an ADU later if the property allows

Sometimes the best way to afford San Diego real estate is to let the property help pay for itself.

One of the best things we can teach our kids isn’t just how to earn money — it’s what to do with it once they earn it. Start investing as young as possible. It’s a game changer.

Start early.
Build the habit.
Let compounding do the heavy lifting.

The goal isn’t to make our kids rich.

It’s to teach them how to become financially independent on their own. 💰📈

Consider setting up a Roth IRA for your kids. It’s super easy.

WHY I’M STILL INVESTING IN SAN DIEGO 🏠🌴

I’ve invested outside California, but I keep coming back to San Diego.

Why?

• Limited land
• Not enough housing
• Difficult and expensive to build
• Strong rents
• Strong long-term demand
• Multigenerational living is growing

The same things that frustrate me as a developer also make me want to own here.

Supply is hard to create. Demand isn’t going away.

And I don’t just buy and hope for appreciation.

I look for ways to create value:

Add an ADU.
Add units.
Split a lot.
Improve the property.
Create equity.

That’s why I keep buying in San Diego.

I’m finalizing the budget for a new house + ADU I’m about to build in Lemon Grove.

Before construction even starts, I’ll have:

• Permits & plan checks
• School & impact fees
• Water/sewer fees
• Engineering
• Soils report
• Survey
• Grading & stormwater

Then add in the California requirements:

• Title 24
• CALGreen
• Solar
• HERS testing
• Fire sprinklers
• EV-ready requirements
• Energy-efficiency requirements
• Construction waste/recycling requirements

Here’s the question:

How much do you think I’ll spend just getting this project approved and ready to build?

$25K? $50K? $75K? $100K+? 😳

Drop your guess below. 👇

I’ll share the actual numbers as I go through the process.
