Why do people think they can live for free in someone else's house? And then leave behind their trash for some one else to haul off.
Tip of the day for landlords - do not give the opportunity to you tenants to leave you in this predicament. As soon as the rent is late, serve them a 3 day notice, even if it's Tuesday and they say they will pay you on Friday. Stay a step ahead of them..
Being in the Eviction business I have plenty of landlords saying that they are giving them a break, tenant going through a hard time. They always pay late...
I've heard it all - bottom line, if they are behind on the rent and you let them slip a month, it will go into the following month, now they are late 2 months. So now what, they don't have the money for 1 month, much less for two. You've lost the that income, and now the expense of an Eviction. Not to mention the repairs!
Landlords, I know most of you have a good heart and want to help people, but - you are running a business, don't wait on giving them a notice as soon as they are late.
