North SA Core is still moving, even if the national headlines make it sound like everything has slowed down.

The Real Estate Data Aggregator counted 437 homes sold across North SA Core in the three months ending August 31, 2026. That is up 3.6% from a year before. So yes, homes are still selling here. The part that matters is that each ZIP code is moving a little differently.

That is why broad market talk only gets you so far. One part of North SA Core can feel tight, while another gives buyers more room to breathe. If you want, I can pull the numbers for your street and show you what sold nearby.

Thinking about selling this fall? Here are 7 reasons it might make more sense than you think.

27% of home purchases in September 2026 were all cash, so your buyer may not be waiting on rates at all. NAR.

The average homeowner with a mortgage is sitting on $310,000 in equity right now. You might have more to work with on your next move than you realize. Cotality, Q2 2026.

Active listings are up 5.4% compared to a year ago. There may finally be a home out there worth moving to. Realtor.com, Sept. 2026.

And if you find one, 44.7% of buyers received seller concessions in the three months ending August 2026. The next seller might help cover your closing costs. Redfin.

On the timing side, beyond the mortgage, homeowners pay an average of $15,979 a year in maintenance, insurance, and taxes. Zillow and Thumbtack, Nov. 2025. Waiting has a real cost.

Getting the house ready may also take less than you expect. The most common prep agents recommend: declutter, 91%. Clean, 88%. Curb appeal, 77%. That is it. NAR Profile of Home Staging, 2025.

None of this means you should sell. But it does mean the picture might look different than you assumed.

Every week I look at the homes for sale in New Braunfels and find the one buyers are paying the most attention to for a home its age. This week, it wasn't close.

We checked 666 homes listed for sale. The ones we looked at on Zillow averaged 18 saves. This week's pick has 70 saves and 443 views. That's about 300% more saves than the average home we checked.

Saves and views show us where buyers are looking. They don't tell us everything, but they tell us something real.
