🏡 “Lifetime Foundation Warranty? Be careful! It may not mean what you think!”

In Texas, many homes have had foundation repairs and come with a Lifetime Foundation Warranty.

But here’s something every homebuyer should know:

A lifetime warranty doesn’t always mean it’s automatically transferable to the next owner.

Some companies require plumbing tests, inspections, transfer fees, or other conditions to keep the warranty valid.

And here’s the big question:

What’s the value of a lifetime warranty if you find out after closing that it’s no longer valid?

Before buying, make sure you know who provides the warranty, what it covers, and what’s required to transfer it.

Fashion, glamour, friendship… and a hilarious reality check! 😂👠

On October 10th, Domicile 108 was delighted to sponsor the Fashion Show at Skyline After Dark – Casino Night, held at the Centre Club.

An evening filled with great connections, incredible fashion talent, and a colorful collection, partly inspired by the beauty of nature. 🌿

But now, let me share the REAL story behind our glamorous night! 😂

Without even planning it, all three of us had taken a little nap before getting ready… just to make sure we could stay up late! 😴

We pulled out those fabulous high heels that spend most of their lives inside their boxes… only to remember exactly WHY we rarely wear them. By the end of the night, they were in our hands instead of on our feet! 👠😂

And then, at exactly 9 p.m., my phone alarm went off, reminding me it was… BEDTIME! 🤦🏻‍♀️😂

The grand finale? Three glamorous ladies sitting barefoot on the steps, waiting for our luxury transportation… an Uber Tesla! 🚘✨

alcohol? even that doesn’t agree with us anymore! 😂

But here’s the beautiful part: We laughed harder than we had in a very long time. We enjoyed every moment, learned a little blackjack and realized that the two most important accessories for any fabulous evening are a great attitude and positive energy. 💞

Because true glamour isn’t about the heels or the dress. It’s about enjoying life, laughing at yourself, and surrounding yourself with people who make every moment special.

Here’s to more fabulous nights, wonderful friendships, endless laughter… and high heels in our hands! 🥂👠🤩💅🏻💞🌸😂

Today, while visiting a multifamily property my investor clients are renovating, suddenly, I was 12 again.

I remembered watching my parents build our first family home with years of hard-earned savings. Every afternoon after school, I loved watching our dream take shape.

Years later, I inherited that home, and selling it was one of the hardest decisions.

That’s why I understand my sellers. ❤️

A home is never just walls and a roof. It’s a lifetime of memories, love, and sacrifices.

But life moves forward, and sometimes we must let go of the past to embrace new beginnings. ❤️

🕯️NOCHE DE LAS VELAS 🇪🇸

Inspired by the beautiful Spanish tradition of Noche de las Velas, Domicile 108 hosted a special evening to showcase the latest collections from PORCELANOSA, an internationally renowned brand celebrated for its innovation, craftsmanship, and timeless design.

Despite the rainy forecast, our wonderful friends, interior designers, architects and builders, joined us for an intimate evening filled with warmth, laughter, and incredible energy.

A heartfelt thank-you to Luxury Home Magazine and Perry Henderson for their support.

🇪🇸 Spanish flavors came to life with delicious tapas and paella by Toro Restaurant, while the talented Don José Linares filled the evening with the beautiful sounds of flamenco guitar.

Because what makes an evening truly unforgettable isn’t just the setting, the food, or the music… it’s the people who bring it to life.

A very special congratulations to our dear friend Cynthia Lozano, founder of Domicile 108, for her vision, passion, and dedication.

Moments like these inspire us to continue creating, connecting, and serving San Antonio’s wonderful design and real estate community.

An afternoon filled with meaningful connections, generosity, and a beautiful purpose! 💕

We came together to support a fellow Realtor at her Open House and enjoy the invitation from our dear friend Rosie at Cantera Title.

Great conversations, delicious food, thoughtful gifts from amazing vendors, and wonderful company made the afternoon special.

But the true highlight was learning about WINGS, a nonprofit organization dedicated to supporting women facing breast cancer, especially those without the financial resources to navigate such a difficult journey. 🩷

I’m sharing WINGS’ information in hopes that more people will learn about their incredible mission and find a way to support it.

Last night, we had the pleasure of attending the exclusive open house of our colleague Miguel Herrera’s newest listing, 5934 Camino Alturas, in the prestigious Dominion community.

Set on 3.2 acres, this stunning estate showcases beautiful contemporary architecture and a seamless connection between indoor living spaces and outdoor views.

It was a wonderful evening surrounded by San Antonio’s real estate professionals, enjoying great conversations, music, delicious bites, and meaningful connections.

A special highlight was the opportunity to meet Mauricio Umansky, Founder & CEO of The Agency, in person!

An inspiring evening celebrating architecture, luxury real estate, and the people who make this industry so special. 🥂

Not every day we feel motivated to keep moving forward.

Sometimes, we simply have to get up, show up, do the work, solve what needs to be solved, and keep going.

Why? Because I have responsibilities, purpose, discipline, goals, dreams…

I’ve learned when we keep moving forward, even on those days, life has an incredible way of surprising us.

With an unexpected opportunity.
A person who crosses our path.
A door that suddenly opens.
Or simply the satisfaction of knowing we did our part.

So, Show up. Do your part. Face the day. Work for what you want, and leave a little room for life to surprise you and tell you VOILA!!❤️

Four tickets to “travel” virtually to Machu Picchu… so I invited my favorite person, my daughter, and two wonderful friends. 💕🇵🇪

After a very long week, this was exactly what we needed! We explored, laughed like little girls, traveled with a llama by our side 🦙😂, and finished the morning with a delicious brunch, sharing stories and simply enjoying life.

Sometimes the best therapy is doing something different with people you love. ❤️

Machu Picchu… next time, in person! ✈️✨
