During closing, information about my buyers’ future property taxes and monthly payment was being downplayed.
I stopped the conversation and corrected it.
The tension was so thick you could cut it with a knife. (Ask me if I care)?
PROPERTY TAXES MATTER.
ESCROW SHORTAGES MATTER.
PAYMENT INCREASES MATTER.
A home’s current tax figures may not reflect its future assessed value. Buyers deserve accurate information before signing—especially when incorrect assumptions could lead to a monthly payment they cannot afford.
I DON’T REPRESENT THE BUILDER.
I REPRESENT MY BUYERS.
If asking tough questions and correcting the obvious misinformation being provided makes me a “tough agent,” I’ll wear it proudly. Give me that badge of honor!
I cannot stress this enough: Buyers NEED good, solid representation for new construction.
FHA loan default rates are currently sitting at 12% - and what was happening this morning is part of the problem!
