Military life does not always cooperate with a real estate calendar.

PCS travel, deployment, TDY, training, or simply being stationed somewhere else can make a traditional closing more complicated. That is why planning and communication matter.

When I know early that military duty may affect your availability, we can start coordinating with the professionals involved in your transaction and determine what options may be available for your particular situation.

The goal is not to wait until closing week and hope everything works out.

The goal is to have a plan.

Deployment can change your plans, but it does not automatically put VA homeownership out of reach.

VA guidelines recognize the realities of military life, including deployment and certain situations involving family occupancy.

If PCS orders, deployment, retirement, or another military transition has you wondering what your housing options may look like, ask questions before assuming something isn't possible.

Texas Tip Tuesday | Military & Veteran Edition

Here’s something many homebuyers don’t realize. Mortgage insurance works differently depending on the type of loan you use.

Conventional loans may require PMI. FHA loans require MIP. But VA home loans do not require monthly PMI or MIP.

And for Texas Veterans with a qualifying service connected disability rating, there may also be property tax exemptions that can reduce the cost of homeownership.

You earned these benefits through your service. Make sure you understand them before deciding which financing option works best for you.

Sunday is a good day to slow down, reset, and take care of the blessings God has placed in our hands. That includes the place we call home. 🏡

As another hot Texas August comes to an end, give your sprinkler system a quick check. Look for broken heads, leaks, unusual wet spots, and water spraying onto the driveway or street instead of your lawn.

A few minutes of attention can help conserve water, protect your landscaping, and possibly save a little on that water bill too.

Home care doesn’t have to be overwhelming. Small habits done consistently can make a big difference.
