Sunday Homeowner Minute 🏡🍂

Sunday is a good day to slow down, be grateful for what we have, and take care of the home that takes care of us.

With October here, this is a great time to knock out a few simple fall maintenance items before cooler weather settles in.

Change the air filters. Check your smoke and carbon monoxide detectors. Clean the gutters. Look over the weatherstripping around doors and windows. Service the HVAC if it’s due. Check for leaks, trim back trees and shrubs, and make sure the outside of the home is ready for the season ahead.

None of these jobs are glamorous, but they can help prevent bigger headaches later.

A little maintenance now can protect your home, your budget, and your peace of mind.

And on a Sunday especially, I like the reminder that stewardship is really just gratitude in action taking care of what we’ve been blessed with. ❤️

Saturday Spotlight 🦋🌼

If you’re looking for something fun, local, and a little different this weekend, the Monarch Butterfly & Pollinator Festival at Brackenridge Park is such a great option.

It’s happening Saturday, October 3 from 9 AM–2 PM, and it’s free and family friendly.

There will be monarch tagging, hands-on nature activities, native plant and tree giveaways, live music, food, and plenty of ways to learn more about the pollinators that help keep our Texas environment thriving.

I love events like this because they’re a reminder that home is more than the house we live in. It’s also the parks, traditions, local events, and little experiences that make a city feel like ours.

So grab the family, enjoy a Saturday outside, and go spend a little time with the butterflies. 🦋❤️

Feature Friday 🎀

October is Breast Cancer Awareness Month, and for the first Friday of the month I wanted to spotlight a local organization doing important work right here in San Antonio.

WINGS helps bridge the gap between a breast cancer diagnosis and treatment for women who are uninsured or underinsured.

Their support can include everything from physician visits and surgery to chemotherapy, radiation, medications, rehabilitation, prosthetics, wigs, and continued survivorship care. They also provide education, support groups, and community resources.

Their mission says it beautifully:

Because everyone deserves a lifetime.

Breast cancer awareness is important, but access to treatment and support matters just as much.

This month, I hope we remember the local organizations quietly helping women and families through some of the hardest days of their lives. ❤️

Behind the Transaction Thursday 🏡

Getting your offer accepted is exciting and it should be.

But for buyers, that “yes” is really the beginning of the next stretch of the journey.

After an offer is accepted, there are still a lot of important steps between contract and closing. That can include the option period, inspections, negotiations, appraisal, title work, underwriting, final loan approval, and all the little details that have to come together before you ever get the keys.

This is the part many buyers don’t see coming.

It’s easy to think the hard part is over once the seller says yes, but this is where staying on top of deadlines, paperwork, communication, and next steps really matters.

My job is to help make sure you understand what’s happening, what comes next, and what needs your attention so you don’t feel like you’re trying to figure it all out alone.

The goal isn’t just getting an offer accepted.

The goal is getting you all the way home. ❤️

Texas Tip Tuesday 🏡

If you’re buying a home in Texas and your contract includes an option period, don’t treat those days like a waiting period.

That’s your time to really investigate the property.

Schedule the inspection quickly. Read the report. Ask questions about anything you don’t understand. If something needs a specialist ;foundation, HVAC, plumbing, roof, electrical don’t be afraid to get another opinion while you still have time.

The option period can give buyers an opportunity to learn more about the home and decide how they want to move forward under the terms of their contract.

This is not the time to say, “I’m sure it’s fine.”

This is the time to inspect, investigate, and ask questions.

A house can look beautiful during a showing. Your job during the option period is to understand what you’re actually buying. ❤️

One of the biggest surprises for buyers is realizing that the down payment is not the only cash to plan for.

When you’re getting ready to buy, the money needed can include things like earnest money, option fee, inspections, appraisal costs, closing costs, and your down payment. The good news is that not every buyer needs a huge pile of cash, and there may be assistance programs or negotiated seller concessions that can help depending on the situation.

That’s why I always tell buyers not to guess.

Before you talk yourself out of buying, let’s talk about the real numbers and what they could look like for you.

Sunday is a good time to slow down, reset, and be grateful for the home and people God has placed in our lives.

And part of being thankful for what we have is taking care of it.

Today’s homeowner reminder is simple: check a few of the little things that are easy to forget. Change the air filter if it’s due, test the smoke alarms, look for any leaks, and take care of those small maintenance items before they become expensive surprises.

A home doesn’t have to be perfect to be a blessing. It just needs to be cared for.

Take a little time today to enjoy your home, thank God for it, and do one small thing to help protect it for tomorrow. ❤️

If you’re looking for something fun to do this weekend, Jazz’SAlive is back at Hemisfair.

This long-running San Antonio tradition brings live jazz, great energy, and a whole lot of community into Civic Park and admission is FREE. This year’s festival runs September 25–26 and features nationally recognized jazz artists along with local talent.

I love highlighting the things that make San Antonio feel like home, and events like this are a perfect example.

Bring a chair, enjoy the music, and make a Saturday out of it.

Sometimes loving where you live just means getting out there and enjoying it. ❤️
