Utah’s housing market is shifting decisively toward buyers. Active residential listings statewide reached 14,955 on Sept. 16 — the highest level in 12 years and more than triple the 4,159 listings available on the same date in 2021, according to UtahRealEstate.com. Inventory is also about 51% higher than in September 2019, before the pandemic. With Utah now sitting at just under a six-month supply of homes, the market is approaching the traditional threshold of a buyer’s market. A six-month supply is commonly viewed as the point where conditions begin to favor buyers. For today’s buyers, the dramatic rise in inventory means more choices, less competition and greater negotiating power than during the housing frenzy earlier this decade. For sellers, it means pricing a home correctly from the start is increasingly important.
