🚨 Open House Mistakes Buyers Should Avoid 🏡

Remember… you’re not buying the house today. You’re simply getting to know it. 👀

An open house is your chance to see if a home is worth taking the next step, not a full home inspection.

Here are a few things to avoid:

🚫 1. Don’t inspect the house yourself.
Open closets, cabinets, and doors, but save testing faucets, flushing toilets, checking outlets, and inspecting every little detail for your professional home inspection after your offer is accepted.

🚫 2. Don’t snoop.
Closets are fair game if they’re part of the home, but avoid opening dresser drawers, medicine cabinets, desks, or any personal storage. Respect the seller’s privacy.

🚫 3. Treat the home with respect.
Skip opening the refrigerator, sitting on beds or furniture, or making yourself too comfortable. Remember… it’s still someone’s home.

🐶 4. Leave pets at home.
Even the sweetest pets can create distractions or safety concerns during an open house.

👨‍👩‍👧 5. Keep your children close.
Help protect the seller’s belongings and avoid accidental damage by keeping little ones with you at all times.

🚽 6. Only use the bathroom if it’s an emergency.
It’s best to wait until you leave whenever possible.

✨ An open house is all about getting a feel for the home, the neighborhood, and whether it’s a good fit.

❤️ If you love what you see, schedule a private showing to take a closer look before writing an offer.

🏡 20 Things to Put Away Before You List Your Home

1. 📸 Personal family photos
2. 🛋️ Extra furniture that makes rooms feel crowded
3. 🐶 Pet beds, food bowls, and litter boxes
4. 🌸 Heavy air fresheners or overpowering scents
5. 🧲 Magnets, notes, and clutter on the refrigerator
6. 🍳 Small appliances covering the countertops
7. 👕 Stuffed closets that look too small
8. 🪥 Toiletries left on bathroom counters
9. 🧺 Dirty laundry or overflowing hampers
10. 🪟 Curtains that block natural light
11. 🪴 Dead or struggling plants
12. 👟 Clutter around the front entry
13. 👞 Shoes scattered by the door
14. 🎨 Highly personal décor and collections
15. 🧶 Large rugs that make rooms feel smaller
16. 🔌 Visible cords, chargers, and tangled cables
17. 🧸 Toys taking over every room
18. 🧹 Dust on ceiling fans and light fixtures
19. 📚 Overpacked bookshelves and display shelves
20. 🚿 Moldy or stained caulk around tubs and showers

Before you spend thousands updating your home… start by removing these 20 things.

A clean, uncluttered home almost always feels larger, brighter, and more inviting and that can help buyers picture themselves living there.

Sometimes the best upgrade isn’t adding something… it’s simply taking things away.

📲 Thinking about selling your Utah home? I’d be happy to walk through your home with you and show you what buyers notice and what they don’t.

For Sale. No HOA. Paid-off solar. Over $185k in updates and major system improvements already completed. Not all homes in this price range offer the same long-term value. Many of the largest future expenses have already been taken care of, including a new roof (2025), high-efficiency heat pump HVAC system ( upstairs 2024), AC unit Condensor & Coil replaced (2026), two new water heaters (2024), paid-off solar, and a paid-off salt-free water purification system. That means more time enjoying your home and less worrying about costly repairs and replacements. Situated on a quiet cul-de-sac in the highly desirable Jones Meadows neighborhood, this executive-style home offers over 4,100 square feet, 5 bedrooms, 3.5 bathrooms, and an oversized 0.36-acre lot, one of the larger properties in the neighborhood.

🏡 Buyers may LOVE your home…

But these 5 things can make them hesitate before writing an offer. 👇

🔨 1. An aging roof
If buyers think they’ll be replacing a roof in the next few years, they’re already calculating a $12,000–$25,000 expense into their offer.

❄️ 2. An older HVAC system
A furnace or A/C that’s nearing the end of its life can make buyers wonder what other costly surprises are waiting.

🛠️ 3. Half-finished repairs
That loose trim, missing caulk, or unfinished project may seem minor to you… but buyers often see it as a sign maintenance has been neglected.

👃 4. Lingering odors
Pet smells, cigarette smoke, mildew, or even strong air fresheners can instantly turn buyers away and make them question the condition of the home.

🎨 5. Dated paint colors
Fresh, neutral paint is one of the least expensive updates you can make and one of the first things buyers notice.

💡 The good news?
Most of these issues are relatively inexpensive to fix compared to the price reductions sellers often end up making after their home sits on the market.

Thinking about selling in Salt Lake, Davis, Utah, or Tooele County? Before you list, I’ll walk through your home with you and show you the updates that are actually worth doing… and the ones you can skip. That way you maximize your sale price without wasting money. 🏡

If I had one weekend to help you find the perfect home in Salt Lake County… here’s exactly where we’d go first.

No wasting time. No random Zillow tours. Just the communities that consistently offer the lifestyle luxury buyers are looking for.

👋 Hi, I’m Andie Ford, Associate Broker with eXp Realty of Utah. I have relocated myself a few times, so I understand what it’s like to start fresh. I love helping buyers find not just a home, but the right community to call home.

📍 South Jordan
One of my first stops. Executive homes, larger lots, incredible outdoor living spaces, and neighborhoods like Jones Meadows where you can find beautiful homes without sacrificing convenience. Close to The District, Daybreak, and Bangerter Highway.

📍 Draper
Mountain views, custom homes, and quick access to both Salt Lake City and Silicon Slopes. If you want luxury with easy access to hiking, biking, and dining, Draper deserves to be on your list.

📍 Herriman
Looking for newer construction, oversized lots, RV parking, or room for a pool or detached garage? Herriman offers incredible value in the luxury market with stunning views and growing amenities.

📍 Sandy (East Bench)
Established luxury neighborhoods, mature trees, custom homes, and some of the best views along the Wasatch Front. Perfect if you want character instead of cookie-cutter.

📍 Holladay
If your dream is tree lined streets, timeless architecture, and a neighborhood that never goes out of style, Holladay is hard to beat. It offers a unique blend of luxury, charm, and convenience.

✨ Every one of these communities has its own personality, lifestyle, commute, and price points. The goal isn’t just finding a beautiful house, it’s finding the place you’ll love coming home to every day.

If you’re flying into Utah for a house hunting weekend, this is exactly where I’d start.

💬 Comment “Tour” and I’ll send you my current list of the best homes that match your lifestyle.

I wouldn’t start by scrolling Zillow. ❌🏡

I’d start by making sure this is actually the lifestyle I want.

Here’s my game plan:

✅ 1. Live like a local for 3-5 days.

Don’t come on vacation. Come like you’ve already moved.
🛒 Grocery shop.
☕ Grab coffee.
🚗 Drive during rush hour.
🌳 Visit parks.
🍽️ Eat where the locals eat.

A Tuesday afternoon will tell you more than a weekend getaway ever will.

✅ 2. Meet with a local relocation expert.

Ask 50+ questions. Seriously.

The right agent can save you months of frustration by matching your lifestyle, commute, budget, schools, and priorities to the right community.

✅ 3. Drive every neighborhood more than once.

Visit in the:
🌅 Morning
☀️ Afternoon
🌙 Evening
🚦 Weekday
🎉 Weekend

A neighborhood can feel completely different depending on the time of day.

✅ 4. Get your financing ready before you shop.
Whether you’re getting a mortgage or paying cash, have everything ready.

Homes can go under contract in days, and you don’t want paperwork to cost you the home you love.

✅ 5. Choose your city before you choose your house.
Salt Lake City, South Jordan, Herriman, Riverton, Draper, Sandy, Holladay, Millcreek… every community has its own personality, commute, amenities, and price point.

🏡 Fall in love with the area first. Then find the house.

✅ 6. Keep your expectations realistic.

❄️ Winters are real.
💰 Housing isn’t cheap.
🚗 Traffic exists.

But if you’re looking for incredible mountain access, four beautiful seasons, strong communities, and endless outdoor recreation… it’s hard to beat living along the Wasatch Front. ❤️

When my family relocated almost 13 years ago, I wish we’d had someone to explain all of this before we packed the moving truck.

If I had to do it all over again…

This is exactly how I’d do it.

If I was relocating to Salt Lake County, Utah… these are the communities I’d be looking at 👇

👋 Hi I’m Andie Ford, Associate Broker-Realtor with eXp Realty in Utah and I help home buyers make informed decisions throughout their home buying process.

🏆 Best Overall: South Jordan
The perfect balance of lifestyle, convenience, and amenities. Great schools, beautiful neighborhoods, shopping, dining, parks, and easy access to Bangerter Highway, Mountain View Corridor, and I-15.
💰 Median home price: Around $600,000

💰 Best Value: West Jordan
One of the best places to stretch your budget without sacrificing convenience. You’ll find established neighborhoods, newer communities, TRAX access, great parks, and plenty of shopping and restaurants.
💰 Median home price: Around $560,000

👨‍👩‍👧 Best for Families: Herriman
Mountain views, newer homes, incredible parks, miles of trails, and one of Utah’s fastest-growing communities. If you’re looking for room to grow, this should be on your list.
💰 Median home price: Around $550,000

🏡 Best Community Feel: Riverton
Riverton still feels like a hometown. Community events, excellent schools, beautiful parks, and neighborhoods where people actually know their neighbors make this city stand out.
💰 Median home price: Around $625,000

✨ Best Vibe: Holladay
Mature trees, custom homes, incredible local restaurants, boutique shopping, and a character you just don’t find in newer developments. If charm is important, Holladay delivers.
💰 Median home price: Around $970,000

🔍 Hidden Gem: Taylorsville
It doesn’t always get the attention of neighboring cities, but that’s exactly why it’s worth considering. Central location, quick freeway access, established neighborhoods, and solid value make it one of Salt Lake County’s most underrated communities.
💰 Median home price: Around $500,000

Every buyer’s priorities are different. Some want newer homes. Others want walkability, mountain views, larger lots, shorter commutes, or simply the best value for their money.

If you’re relocating to Utah and aren’t sure which community fits your lifestyle, send me a message.

I’ll help you compare neighborhoods, explain the pros and cons of each area, and find the place that truly feels like home.

It’s so easy ‼️

🏡 One of the smartest homeowner hacks almost nobody talks about…

Hi, I’m Andie Ford 👋 Associate Broker-REALTOR with eXp Realty of Utah. I help buyers and sellers make smart real estate decisions with confidence.

👉 Create a dedicated email address just for your home.

Example: [email protected]

Use it for everything related to the property:
📄 Closing documents
🔍 Inspection reports
🛠️ Warranties
📚 Appliance manuals
🧾 Every receipt for repairs, maintenance, and upgrades

Think:
• New windows
• Water heater replacement
• Kitchen renovation
• Flooring
• Landscaping
• Roof replacement

💰 Why this can save you money

Many capital improvements may increase your home’s cost basis, which can reduce your taxable gain when you sell.

For example, if you invested $55,000 in qualifying improvements over the years and kept the documentation, that’s $55,000 that may not be counted toward your taxable gain. Depending on your tax situation, that could potentially save thousands of dollars.

No records = much harder to claim those improvements.

📁 There’s another benefit…

Imagine handing a buyer a complete history of your home.

Every major repair. Every upgrade. Every warranty. Every manual.

It’s like giving them a CarFax for your house.

That kind of organization builds confidence, and confident buyers are often more comfortable making strong offers.

Most homeowners don’t think about this until they’re getting ready to sell… and by then, they’re scrambling to find paperwork.

Set up the email today. It takes five minutes and could pay off years from now.

Thinking about buying or selling a home in Utah? Reach out and let’s have a conversation on how I can help you with your next chapter in life.

As always, I’m here as a resource, reach out anytime. Wanting to make a move this year? The market is already heating up with fresh inventory. Let me show you whats out there now 🏡
