Spiffy new listings on the market this week. This hot weather makes it challenging to have the landscaping looking its best when selling your home and that goes for the neighbor’s yard too. A neighboring yard often influences how potential home buyers perceive a home and even if they’re willing to purchase it. Stay cool out there 🌞

A house sitting on the market isn’t always a glaring 🚩. In today’s market, it may be your best opportunity to get a good deal. Lingering on the market (90+ days) doesn’t necessarily mean something is terribly wrong with a home and hopefully the more likely it is that the seller will reduce the price. Over pricing from the start, and having the property not show well online are just a couple of reasons some homes take longer to sell. For help deciding which lingering listings are actually worth a second look, give us a call.

Historically streets have been named after trees hoping those specific trees would be planted along the sidewalks, enhancing the neighborhood’s appeal. Tree names evoke a sense of nature, tranquility, and a park-like, suburban feel, making the lots much more attractive to homebuyers. Did you know homes on well-maintained, tree-lined streets command a 3% to 15% higher value compared to similar homes on un-shaded streets? We can help you identify just the right home for you, and what type of trees are there.

What is a garage worth to you? The value of a garage heavily depends on the local neighborhood. In highly urban areas with limited parking, a garage is practically mandatory to secure top dollar. Homes with garages tend to sell for about 10% to 20% more than those without. Don’t get us started on all the possibilities that a garage can be (ADU, gym, workshop, office, etc).
