Basically: the seller agrees to help pay some of the buyer’s closing costs.

That can mean less cash you need to bring to the closing table — which can be a BIG help for buyers.

But… that money comes out of the seller’s proceeds, so how much you ask for can absolutely impact how your offer looks.

Apparently I’ve been collecting credentials. 🏡 👀

I’m proud to officially add Certified Luxury Home Agent (CLHA) and Certified Home Stager (CHS) to my real estate toolbox.

The CLHA designation includes specialized training in luxury pricing, marketing, negotiation, and working with high-end buyers and sellers.

My Certified Home Stager designation adds another layer — helping sellers understand how presentation, layout, and staging can make a home stand out to buyers.

Two very different areas of training, but both come back to the same goal: knowing how to properly position and market a home.

Because putting a sign in the yard is the easy part. 🪧

🏠 Is it the market?
How quickly are similar homes nearby actually selling?

💰 Is it the price?
Lots of showings but no offers? Buyers may be telling you something.

📸 Is it the presentation?
Few showings? Take another look at your photos, marketing and how the home compares online.

And most importantly: What are buyers choosing instead?

Look at the homes that went under agreement while yours was sitting. How were they priced? How did they present?

30 days isn’t necessarily bad news. It’s data. Use it.
