The new FinCEN Real Estate Reporting Requirements go into effect March 1, 2026. These include federal reporting requirements for real estate transactions, and are intended to prevent money laundering through submitted reports to FinCEN. This will provide increased documentation and reduced anonymity for entity buyers.

These changes impact buyers, sellers, agents, and closing professionals, so stay up-to-date on these changes and what they mean for you! Begin preparing ownership and documentation information, along with the expectation of closing agents requesting detailed disclosures.

Please be aware that the surviving adult child doesn't receive the entire estate of the parents if their siblings didn't outlive their parents. In Florida, if you die without a Will, the surviving siblings must share the estate with the children of their deceased siblings. Grandkids don't get disinherited just because their parents didn't outlive their grandparents.

Florida's approach to tree ownership liability differs from that of some states, as it does not automatically hold owners responsible when a tree falls. Liability is instead determined on a case-by-case basis, considering factors such as negligence, prior knowledge of the tree's hazardous condition, and whether the fall was caused by a natural event like a storm.

Every year, I wish all the Florida Bar test takers good luck, but this year is special because my own daughter is taking the Bar Exam. God Bless and Good Luck to you all!!!

The time is almost upon us. Bar exam time. ๐Ÿ˜ฑ Right now, exam registrants are traveling to Tampa, practicing self-care routines, and (even though we don't recommend it ๐Ÿ˜‰) cramming in those final moments before the Bar exam tomorrow. ๐Ÿ’ช

To exam-takers: spend the afternoon by the pool with your favorite book and get to bed early! ๐Ÿ˜ด To everyone else: wish these exam-takers good luck and give them your best day-of advice in the comments! ๐Ÿ‘‡๐Ÿคโš–๏ธ

*Please note that the Florida Board of Bar Examiners conducts the Bar Exams in the state of Florida.*
