"I got a 3% rate. I'm fine."
Maybe. Let's open the chart.
This buyer won a house in 2021 by going $50,000 over list. The appraisal came in low, so winning took $41,000 more cash than planned. No inspection. No help with closing costs.
The 3% rate did its job. Compared with a 7% loan, it saved about $790 a month, or $66,300 over seven years.
Then the house sent its own bills: AC, flooring, plumbing, a roof. $35,000 in repairs, and with savings already spent at closing, $20,000 of it went on credit cards.
Seven years in, the rate saved $66,300. Getting the house cost $100,500 in cash. This buyer is $34,200 behind.
That is not every 2021 buyer. If you paid a fair price, had your inspections, got the house you wanted and kept money in the bank, your 3% is a real advantage and you should feel good about it.
But the headlines treat every 3% buyer as a winner and every buyer today as making a mistake. Neither is true. Rates are higher now than people are used to, and buyers also have leverage they did not have then: closing cost help, rate buydowns, repairs done by the seller, and room to negotiate price.
The rate is one line on the chart. Read the whole chart before you decide.
