CONGRATULATIONS to my amazing first-time home buyer!

After a long road and more than a few bumps along the way, we finally did it! She found her “Home Sweet Home” and I couldn’t be more excited for her! 🎉

We are officially Under Contract! Buying your first home is such a huge milestone, and this one was quite the adventure. But she stuck with it, we worked through the challenges, and made it to this exciting milestone!

July was a good month to be in the St. Cloud area housing market, no matter which side of the closing table you were on.

The numbers tell an encouraging story. Closed sales jumped 31.6% year-over-year to 154 homes, meaning a lot of families found their next chapter this month. New listings climbed 17.7% and active inventory grew to 372 homes, giving buyers the widest selection we have seen all year. Sellers still received 98.1% of their original list price on average, and homes are moving at a comfortable 42-day pace. Average sale price landed at $322,073.

Here is what stands out. If you are thinking about selling, buyers are showing up ready and the market is still rewarding well prepared homes at nearly full asking price. It is a wonderful moment to plan your next move with confidence. If you are shopping, this is arguably the best mix of choice and pace we have seen in 2026. You have room to breathe, room to compare, and homes worth getting excited about. The recipe stays the same: pre-approval in hand, be clear on your priorities, and a good agent to help you move when the right property shows up. Last night was my first time volunteering at St. Cloud Rotary's Summertime by George. I worked the popcorn tent, but still got to enjoy the great music, beautiful weather, and seeing so many families and friends enjoying a summer evening together.

☀️ The June housing numbers are in, and the St. Cloud area market delivered one of its strongest months of the year.

Sellers received an average of 99.2% of their original list price, the highest mark of 2026 so far. Homes are averaging just 31 days on market, down significantly from where we started the spring. Closed sales came in at 162, up nearly 23% from last June, and the average sale price landed at $305,496. There are currently 332 homes on the market, giving buyers plenty of options to explore without feeling overwhelmed by too many choices.

If you are a seller, you are in a pretty good spot. Homes that are priced right and ready to show are getting serious attention and selling close to asking price. If you have been thinking about making a move, now could be a great time to start the conversation.

For buyers, the market is moving quickly, but don’t let that discourage you. There are still great opportunities out there, you just need to be ready when the right home comes along.
