May numbers are in, and St. Cloud area sellers had quite the month.

162 homes closed, the highest total we have seen all year. Average sales price climbed to $324,663, sellers walked away with 98.5% of their original asking price, and homes only sat on the market for 46 days before finding their match. Translation? When a home shows well and is priced thoughtfully, this market is paying attention. New listings dipped a touch (181, down 9.5% year-over-year), but with 337 active homes still on the market, buyers have not run out of options.

Thinking about listing? You are stepping into the strongest stretch of the year so far, and the data is firmly on your side. Thinking about buying? Selection is still healthy, but the homes worth talking about are not lingering. Have your financing lined up and your wish list sharpened, and you will be in great shape. Most buyers think a hefty down payment is the price of admission to home ownership, but USDA loans flip that script. Backed by the U.S. Department of Agriculture, these loans were created to encourage growth in rural communities as defined by USDA. They offer 100% financing with competitive rates and lower mortgage insurance than FHA.

The catch? Two things matter: location and income. The home must sit in a USDA-eligible area (many areas around St. Cloud and Central Minnesota qualify, and your household income must fall within program limits, generally capped around 115% of the median income for your area.

Here is the part most people miss: eligibility maps change, income limits adjust annually, and not every property qualifies. The good news? Finding out takes one quick conversation. Their desserts are absolutely amazing! The flan is rich, smooth, and delicious, and the tres leches cake is one of the best in the area. If you are searching for the perfect dessert to enjoy with a cup of coffee, stop looking and make your way to Dulce Creations.

Mortgage rates are continuing to hover near their lowest levels in the past couple of weeks, with today’s average 30-year fixed rate sitting around 6.59%. While markets are still reacting to global events and economic news, we are seeing some encouraging stability heading into summer.

For buyers, even modest improvements in rates can increase purchasing power and create more confidence to move forward rather than waiting on the sidelines.

For sellers, stable rates are equally important. When buyers feel more confident about monthly payments, we typically see stronger activity, more serious showings, and better momentum in the market overall. Homes that are priced well and presented properly are still attracting attention, especially as inventory remains limited in many areas.

With inflation and bond markets continuing to shift, rates may still fluctuate in the coming weeks, but current trends suggest gradual improvement rather than major increases.

The reality is this: real estate is still moving. Buyers and sellers who stay informed and prepared are putting themselves in the best position to succeed, regardless of where rates move week to week.
