🧱 A Lady Bird deed, also called an enhanced life estate deed, lets your home pass to a named beneficiary at death without probate while you keep the right to sell, refinance, or revoke it during your life.

Several of you asked whether it replaces a power of attorney, and it does not: the deed only takes effect at death, so you still need a durable POA in case you become incapacitated.

The beneficiary generally receives a step-up in basis, since the home stays in your taxable estate, though deed drafting matters.

An existing mortgage usually does not prevent one, but your lender and title company need to accept the deed language.

It also is not a trust: a trust can hold more than real estate and covers incapacity planning, while this deed controls one property at death.

The Medicaid results are the least universal part, since transfer-penalty and estate-recovery outcomes depend on how your state defines the recoverable estate.

The state list is contested too, and readers in North Carolina and Georgia report using enhanced life estate deeds there, which is why a local elder law attorney should confirm what your state and its title companies accept.
