🚨 51% OF THESE DISTRESSED MORTGAGES ALREADY FAILED A LOAN MODIFICATION. THINK ABOUT THAT.
Freddie Mac just announced the sale of $428 MILLION in nonperforming mortgages, representing nearly 2,000 seriously delinquent loans.
But here's the number that should get every real estate investor and agent's attention...
51% of the unpaid loan balance came from mortgages that had already been modified, only for the borrowers to fall behind AGAIN.**
These aren't homeowners who simply missed a payment or two.
We're talking about borrowers who are, on average, 15–21 MONTHS DELINQUENT.
Many have already been through loss mitigation. Some received loan modifications that ultimately weren't sustainable.
And here's where it gets interesting...
Many of these properties may have equity.
The reported loan-to-value ratios ranged from 49% to 67%.
So why are these borrowers still facing foreclosure?
Because EQUITY doesn't necessarily equal OPTIONS.
A homeowner can have equity on paper and still be unable to:
- Catch up on delinquent payments and arrears.
- Afford a modified mortgage payment.
- Qualify for refinancing.
- Sell the property before foreclosure.
- Resolve liens, title issues, or property-condition problems.
THIS IS EXACTLY WHY UNDERSTANDING DISTRESSED REAL ESTATE MATTERS.
For those of us working these files every day, this reinforces something we've been seeing firsthand.
A failed loan modification can be a significant indicator that a borrower needs an entirely different strategy.
And for agents and investors, that's an opportunity to provide REAL solutions instead of just another cash offer.
💡 Here's something you can implement immediately:
Start identifying borrowers who have previously received a loan modification and subsequently defaulted.
Ask when the modification occurred, why it failed, what their current payment looks like, and where they stand in the foreclosure process.
Those answers can completely change your approach.
The distressed market is evolving. The professionals who understand mortgage servicing, loss mitigation, and creative exit strategies will have a tremendous advantage.
Rick and William are seeing these situations play out in real transactions every week. It's why we continue sharing what's happening in the trenches through IPA4REI and our monthly Distressed Deal Download.
QUESTION FOR THE GROUP:
Are you seeing more homeowners who have already attempted a loan modification and fallen behind again?
Or are most of your distressed leads still homeowners facing their first serious delinquency?
👇 Curious what everyone is seeing in their markets.
