Day 1: It’s go-time! The fully executed contract is shared with title, the lender, both agents, and the buyers. Our transaction coordinators send out timelines so everyone’s in sync and ready to roll.

Day 2: Inspections are being scheduled, the review period is in motion, and the lender has likely ordered the appraisal. The behind-the-scenes momentum is real.

Day 3: The buyers deliver their earnest money deposit (EMD), officially funding escrow. Seller disclosures start rolling in—perfect timing for us to begin reviewing everything before any contingency removals.

- It's time to clean the yard! The hubs and I will be out in the sunshine this weekend, making sure the yard is summer ready - BBQs and twinkling lights ahead...

This weekend, we had a wonderful rain shower around Sacramento, and the plants are especially happy this Monday morning 🌱

Lately, I've been having a lot of fun using AI to help plan and expand my garden!

One of my favorite ways to get personalized ideas is by prompting with detailed questions like ⤵️

"What are the best blooming plants for full sun in my USDA Zone 9b?"

"What plants would thrive in my local soil at YOUR ADDRESS?"

When I asked for the best sun-loving bloomers for my area, Chat recommended (also known as ) — and now it’s one of my favorite features in the front yard!

It’s thriving beautifully in our rocky, drought-tolerant setup and adds the perfect pop of color and soft movement to the landscape.

Here’s what makes this process even more fun:

You can ask for full sun vs partial shade options - I have absolutely NO SHADE and had to find sturdy desert like plants
