J.K Groves began because there was nothing to lose. In 2009, after an accomplished career as a loan officer, and a few hard lessons learned–Kyle Groves decided to take on a new challenge in a shifting industry…he became a Realtor. Kyle was confident he could take his natural relational and analytical skills and become one of the best Realtors serving Sacramento. He worked tirelessly to learn the Realtor side of the business and sold 6 houses in his first year. That same year he also decided to get his Broker’s License. Arden-Arcade is taking longer to move.

The average home is sitting on the market for 95 days, up 23% from this time last year. Active listings are up 16% year over year. Buyers have more options and they know it.

Here is the interesting part though: the median list price just jumped 10.5% month over month to $1,099,000, even as it is down about 6% from last year. That gap tells you sellers are still testing the ceiling while the market pushes back. Price per square foot is essentially flat at $443, which suggests values are not collapsing, just correcting.

Rates at 6.69% are actually down 5% from last year, which is a quiet piece of good news that does not make many headlines.

None of these numbers mean the same thing on every street.

For his 18th Birthday, Owen wanted to hike the Dipsea Trail/Steep Ravine/Matt Davis Trail Loop down to Stinson and back up. Including walking to the beach, 7.8 miles in all. Beautiful Redwoods and gorgeous views of Stinson Beach along the way. We’re exhausted, but had one hell of a day. Happy Birthday, Kiddo!

East Sacramento is still one of the most competitive markets in our area, but even here, the way you win has become more precise.

I’m seeing limited inventory continue to drive strong interest, especially for homes that are well-prepared and priced correctly. At the same time, buyers are more selective, particularly as price points climb, so not every home is getting the same level of attention.

The sellers getting the best results right now are the ones who are intentional from the start. They are preparing their homes properly, pricing with a clear strategy, and positioning themselves to stand out.

Buyers are still active in East Sac, but they are making more deliberate decisions. That creates opportunity, but only for the homes that are dialed in.

Got out of the office for a bit and had a really good time supporting our daughters and all the student athletes. Always nice catching up with old friends and meeting a few new ones along the way. Already looking forward to next year!

Selling right now isn’t hard, but it is more competitive.

That’s what I’m seeing across Carmichael.

Buyers are still active, and homes are still selling. But with more options on the market, they’re taking a closer look at pricing and what feels like a good value.

The homes that are positioned well from the start are the ones getting the strongest results. The ones that miss the mark are taking longer and needing adjustments.

From my perspective, this isn’t about trying to time the market perfectly. It’s about having the right strategy going in.
